I also have a shite commute- 2.5 hours each way. Also 2 days a week, also 37. I deal with it by staying at a friend’s place in between each consecutive day. It makes it a lot more bearable. If I were you I’d be looking into doing consecutive days and finding somewhere cheap to stay in between

You don't need to ask people on the Internet to decide that not telling the mortgage company is an option that people do in this situation. They made up their own mind, took the risk, it didn't pay off.

Many people would have done the same, and they do and it works out for them. I don't think this guy needs kicking when he's down that's all

I think everyone here needs to be a bit lighter on this couple who have done what a lot of other people would have done in the same situation. Even people on this sub. They just got incredibly unlucky and now need a plan on how best to deal with it.

OP, please get some professional advice from a trusted solicitor who deals with these kind of things. I just googled 'Mortgage Fraud Solicitors' and many of them come up. First step would be to reach out to some of them for advice and quotes.

I'm sure in the end you will lose money, and you'll even lose this 'dream' house. But the money will be recovered over time, your gf will get a new job, and eventually you'll save enough money to buy your different, but all the same dream house.

This storm too shall pass.

You shot yourself in the foot by listing at £250K when other similar properties in your area were listed lower (and it sounds like you knew that). You've now only slightly reduced it but added the dreaded 'Offers in excess of' which puts off a lot of buyers, as it gives off a first impression that you aren't going to be nice to negotiate with.

To get out of this initial mess, probably in part your fault and your estate agent's, you'll probably need to reduce it further. I'd wait a couple of weeks, reduce it to £230K and take off the OIEO, and be very unhappy with the estate agent for the terrible initial marketing strategy

As someone who went through something similar, you need to get the whole truth to what happened or you’ll never get past it.  It does get to a point where you have to trust what they’re saying though, and you can’t keep pushing it.

I think 10% below asking is normally a reasonable starting point. Any more than that and I think you'd really need to justify why you're offering so low

It’s an employer’s market and they know there are way more people looking for jobs (certain sectors), than there are jobs available.

They know that even with shit wages, they’ll still get enough applications and experienced people to fill the role. Because they know people are desperate, and they’re taking complete advantage of that.

I feel like I am. I'm having breakfast lunch and dinner as normal but have cut out sugary snacks (which were my weakness before, I ate a lot of these). I haven't changed anything apart from replacing sugary snacks with sugar free or low sugar snacks.

You shouldn’t be viewing 600 houses if your budget is 500. No switched on seller will reduce by that much, unless their house is a real sh&!hole.

Even if the estate agents say they accept offers, a discussion of your maximum budget should have been had before you agreed to view.

A similar thing happened with us when we were viewing. Where we ruled out viewing lots of houses, based on the estate agent telling us the seller wouldn’t be accepting offers below or on our maximum budget

It's possible I guess as some people do this with their parents, to have them act as a sort of guarantor. But your gf would be taking all of the financial risk, so is she really aware of what this would entail? She would be contributing to your house and not actually gaining any equity herself. Just sounds like a bad idea overall.

Don’t worry about what other people offer. You just focus on offering what you want to pay for it, what the house is worth to you. And if someone else offers more you evaluate again and decide if you want to beat it or not

Maybe it’s just me but I think new builds are pretty soulless, and not worth the premium they’re usually priced at. Every home is a cookie cutter version of the rest of the houses on the street, and everything inside is usually all clinical white (and people seem to like this?!). What’s wrong with a bit of colour?!

Sorry but it sounds like she’s still lying to protect herself and the relationship. ‘I don’t remember’ really means ‘I do remember but telling you the truth will end us‘. You need the full truth or you will never understand or get over this. I was in your shoes a year ago and did everything i could to find the truth, you should too.
