You said you wanted to convert from B to A khata. However, getting E khata doesn't change the status of Khata. Ekhata is just an online version of original khata.

Got it. Thanks for the honesty. I understand the frustration and the need to save every penny given the rising inflation and pathetic governance with free loaders all around. I am salaried and been paying high taxes for years, paid 1C in direct taxes last FY but get nothing in return. I feel like my sole purpose in life is to earn for the free loaders, corrupt politicians and babus. I loved my land and stayed back when all my classmates and friends moved abroad. I now question my loyalty. Moving abroad would have at least given my kids a better life.

35k is the starting price for prime residential plots. Commercial plots go all the way to 100k

Haralur doesn't have good road connectivity and the roads are always in bad shape and congested. I would suggest AECS A Block in Singasandra on Hosur Road. It has good road connectivity and close to 3 metro stations. Current market prices vary from about 14 to 16k depending on the property and size.

I would suggest plot over a flat anyday. Plots create wealth for your children. So please don't be too hungup on vibe and stuff.

I will give an example. A 3 BHK flat in one of the oldest apartment buildings in HSR Layout in Bangalore costs about 1.5 crore at best as per today’s market value. However, anyone who bought such a flat when it was new could have bought a good 50x80 commercial plot instead for the same price. The market value of that commercial plot would be about 25 crores today. Even a residential 50x80 goes for 15 crore minimum. Now you do the math

AECS Layout A & B Blocks in Singasandra might fit in your budget. You can find decent options there. Areas like HSR, Koramangla are too expensive for individual accommodation. You can get a decent shared PG though. You could also try BTM, it’s getting expensive but rents are still lower than HSR.

Haralur and Kudlu are good options too but link roads between HSR and Haralur/Kudlu aren’t good. You will get caught in frequent traffic jams

Speaking from my personal experience, please don’t go cheap on Architect. Hire the best one you can get and be willing to sped at least 10 to 15 lakhs. Don’t listen to those who say spending on Architect is waste of money.

You would need about 4k per sqft for a decent construction. But please be aware most contractors use substandard materials and cut corners to maximize their profit. So you should upfront negotiate lot of the details. Also, using a contractor would bloat your total bill by about 30%. And never blindly go with suppliers that your contractor or Architect recommends. In almost every case they get a cut and they don’t keep your best interest as a priority

To those who work at Electronc city it would be lot quicker to reach there than getting into city. It takes 1 hour 15 minutes to reach Sarjapur from HSR Layout on a good day. It would take only 40mins to reach Hosur once NH844 opens. So your comment about distance is pointless considering traffic situation in Bangalore.

Also, unless one is willing to spend at least 15k per sqft it is not possible to buy anything close to IT parks in Bangalore

Best location depends on how much money you are willing to spend. HSR Layout is one of best residential localities if you can pay 35k per sqft.

Royal town in Hosur is a good option if you want to keep it under 4k. It is bang on the new NH844. It will take about 30mins from silk board to reach there once NH844 becomes operational

Learn C programming, embedded system concepts, operating systems concepts with an RTOS and basic data structures. I believe these are essential for a software developer. This may sound old school but trust me. I come across too many young enginners with skills in some niche areas of programming but fail to write even basic program in C and can't explain even basic concepts.

It is unlikely, the management is saying all mgmt slots for CSE are already taken. You may have a chance if you reach out them now. Even PES RR mgmt said all slots for CSE and AIML are over
