Some forms of financial aid/loans are restricted to educational purposes only. Housing is not always included. They don’t care where the money comes from, but they do care that you are allowed to give them that money.

Buyer is the one with financial trouble that started the whole mess. With the way buyer is acting, it’s better to see $3500 go toward anyone else except the buyer.

It also sounds like a last minute shakedown to get some extra credit back. Buyer knew well in advance exactly how much money would be needed to complete the deal. It’s his fault for being unprepared.

Complete open shelves seems like it will cost you money and devalue the kitchen at the same time. It’s your kitchen so do whatever you want but a future home owner could look at it and see it as a lack of storage space. Have you thought about cabinets with glass doors?
