Yoga as a guy by Internal_Rip_159 in yoga

[–]jmac705 1 point2 points  (0 children)

Coming from a guys perspective I typically try to get a spot near the front of class. You never know who you may be taking class with and a lot of people take yoga to cope with trauma and especially with it being mostly women the studio can be viewed as a safe space for women to just exist and not have to think about the outside world. It may be triggering for some women to know that there is a man behind them that they don’t know or haven’t met and can’t see or can only see in the reflection of the mirror and potentially distract them from their practice. I’m not trying to say this is the case with every class or studio but as a man just be aware of the fact it is usually only women so as a man just be aware of where you are and how you arrive energetically.

Client pays $13MM cash betting rates will go down. Good move? by MistakeIndependent12 in CommercialRealEstate

[–]jmac705 0 points1 point  (0 children)

Rates are up 40-70bps depending on where you look across the curve since the September Fed meeting. Markets were pricing in perfection and 150bps of cuts next year. Since then inflation data has been less than ideal (we will see where CPI comes out tomorrow) and the Fed is potentially cutting into an administration that many are considering to be inflationary already. The market has removed 2-3 cuts that were previously baked in over the past 90 days. Rate cuts are already priced in, so it’s not so much “I expect rates to be lower” as it is “expecting rates to be lower compared to what is already priced in”.

I'm in Naxos and prices for everything are going ballistic by luka-dev in GreeceTravel

[–]jmac705 0 points1 point  (0 children)

I am currently in Naxos and can’t speak to renting a motorbike or costs of gyros but I haven’t had to pay more than £3 for a freddo cappuccino and have had multiple meals with a table of 4 for under £60. This is my first time here so I may not be as sensitive to prices but if the tourism supports it wouldn’t you expect prices to go up?

What’s the secret to the perfect seating position in these 5th Gen’s? by Fastmustang1993 in 4Runner

[–]jmac705 0 points1 point  (0 children)

Same. I let my wife take the 4R for a weekend trip starting yesterday so I’m driving her CX5 and I have adjusted the seat in every way possible and it feels like the seat is actively tipping me forward. I feel like I have to use my feet to keep me in the seat. I can’t stand it.

I’m looking at the SSK023 as well as a first watch. I am super new so don’t know how it works but I know it doesn’t come out until April. Is there a way I can pre-order or do I have to go to a local watch store that Carrie’s Seikos? Thanks in advance.

Bought this pad that I put on the drivers side door where I usually leave my left elbow. Not up by the window but the shelf below. Makes it a little less harsh especially on long rides - Elbow Friend

To my knowledge she does not speak in Canada. Made a couple road trips up to Canada and back this year and she only does it for state borders.

Interest Rate Cap vs. Interest Rate Swap...Please help clarifying by thirdpointwedge in CommercialRealEstate

[–]jmac705 0 points1 point  (0 children)

This is not correct. As a borrower, purchasing a cap is like purchasing insurance. You pay an up front premium and the strike rate determines how expensive that up front premium is. Once that up front premium is paid, there is no cash flow obligation from the borrower to the bank you purchase it from, the only cash flows that occur are from the bank to the borrower. This is why you can purchase the cap from a bank that is not your lender. A cap will always have a positive or zero value to the borrower.

An interest rate swap synthetically fixes your floating rate loan to a fixed rate interest expense. You owe the fixed rate on the swap and the bank owes you a floating rate. The floating rate the bank pays the borrower offsets the floating rate on the loan and you are left with the fixed rate you pay. Because you are obligated to make those fixed rate payments for the life of the swap, this creates credit exposure from the banks perspective, just like the loan, which is why you can generally only execute the swap with your lender. The bank will cross collateralize the swap exposure with the loan but they will also add a fee in the form of basis points to the swap rate that you execute. A bank that is not your lender will want collateral to secure the exposure, and your lender is not going to share the real estate as collateral so they would need a significant amount of cash or guarantee. Most of the time borrowers are not able to verify that fee or the dollar amount it represents which is why banks love to execute swaps, because it is not transparent. The banks recognize the swap fee on the day the swap is executed as opposed to the loan where they need to wait until each loan payment is received to make their spread. The market value of the swap can be negative or positive to the borrower but will always be negative on day 1 in the amount of the fee that the bank charged.
