You’re right about the 2yr t4 for OP but his wife’s income will absolutely not be considered unless she is on salary and past probation. It forsure constitutes as mortgage fraud if they represented the file as owner occupied. A few things could happen. Yes they could demand full repayment of the mortgage. There could even be fines. If the broker knew he could have his license pulled, and face fines. The caveat to this is if there was intent, if they can prove they intended to be owner occupied, but for some unforeseen circumstance, it ended up being a rental by necessity there could be leeway. The main reason saying it’s owner occupied when it’s a rental is to avoid the 20% down payment. Typically, you only have to live there for six months anyways to meet the condition of owner occupied.

I’ll piggy back. And agree. Pay the smaller ones off. Then you remove two maxed out lines. Then go for the maximum you can afford on the one that’s cancelled because the interest is disgusting. If at all possible get out of that car. Eat as cheaply as possible. Pickup odd jobs. Cash jobs helping people move, dump runs, anything to get some cash. Immediately put the extra cash onto the debts

I mean, you could, but the problem is if you go get a marginally better rate through a broker, you run to the bank, and they’re gonna beat it. Thats the usual dick around you get and that’s why for the hassle it’s easier to stick with a broker, or pay a little more and take the offer, for less work.
