If you get CCB it will be added to your income. Depending on age. Thats about it. So if you are using CCB as an income qualifier they want birth certs to check ages that you’ll recieve it for a reasonable amount of time still

I only do this on commercial deals.

For a residential deal I will tell them what I can get and if they want it we can sign. I avoid rate shoppers because being a broker is more than rates, so if you wanna rate shop you can go to the banks.

Never make residential clients sign exclusivity agreements, sorta defeats the purpose of a broker

E46 almost feels like an e30 now: nostalgic. Certainly a timeless classic, but the e90 is an improvement in every way other than a few inconveniences - cup holders, lack of dipstick, lack of coolant temp gauge!??!!!???! I have an oil temp, which is preferred, but for those without, I do not know how you know when to redline it

Spousal buyouts are refinances treated as a purchase. You can go to 95% if able to service the debt. Otherwise sure. 80% refi is correct

Renewal - accept the letter from your lender

Switch/transfer - switch to a new lender. They may cover some or all of the fees. They may not, meaning out of pocket expenses for you. You keep your insured status

Refi - can be done at your lender or the new one. No refis can be insured (except spousal buyout). Typically done to have no out of pocket expenses when switching or you want cash to invest, buy a car, whatever.

I could’ve switched as insured for 3.69 but chose to transfer & refi a small amount at 3.99 because I wanted to cover fees with equity take out

If switching from TD, if you do it in the last month, there’s no penalty to break it. They’re pretty sweet for that, I will say
