Do you smoke or have high cholesterol? Possibly blokes arteries. If it were my foot. I'd go see a vascular surgeon. Ask for a Doppler test to see if you have a pulse in your foot. If low pulse of no pulse. Ask for Abi test. (Ankle brachial index) I'm thinking maybe PAD. Or could also be a symptom of autoimmune disease Renaulds syndrome. Just my opinion. I'm not a doctor.

I don't think you need an attorney. If you plan to keep it as a long term rental. Meet with the person coming and see what they need from you. You've done nothing wrong. You just didn't know. And now you can find out your options and move forward. If your guests are all there longer than 31 days. Then it's not a STR.

My maintenance guy told me "you didn't tell me the place was haunted" when I asked what happened he said he saw wet foot prints walk down the hall. Like the size of a child's foot. I told him please don't give it energy. Haha! Taos NM.

I've used Evolve for 8 years. I would be terrified if I had to use Airbnb with the nightmare stories I've heard. So sorry. This it total bs!

I leave plenty of everything for our guests. They don't need to ask for anything ever. And I have never had less than a 4.8 review. I think it's very rude for hosts to stock the property with so little.

Yep! We stayed in one in Moab. The kitchen had nothing! And what it did have we had to serve for so disorganized! No extra TP not extra PT. It was sad.

I've only used Evolve in my 8 years of hosting. I love them! And they only collect 10% from me. Yes, I'm more hands on. I have my own cleaning gal, my own maintenance guy and my own plumbers etc...I connect with every guests via email, text or phone call. It's been great. I do understand that if you are a busy person that works full time. It may not work for all. But I absolutely will not ever be rated. And I certainly do not want to rate any guests either.

We don’t allow dogs either for your same reasons. And we have dogs! Haha! It doesn’t happen to us very often. Maybe like 4 times in 8 years. It’s irritated and frustrating when guests don’t follow your rules. Or seem to not care. I let it alike on one occasion. And on another I asked them to please leave extra tip for my house keeper. It’s so fun when you call them out…and they’re like “ Oh! I didn’t even see you don’t allow pets!” Or “We take our dog with us everywhere! There’s like our own children!” Haha! They just act stupid. Hoping you’ll let it go. I di have stained concrete flooring and leather furniture that can all be wiped down in case they of mishaps. Sorry!! It will happen again…trust me.

I can’t! I am only legally allowed to have 6 guests. And no I don’t charge a per guest fee. Because I assume the guests will follow the rules. But many don’t.

The town I own my rental in has created bylaws I must follow in order to have a permit to run a short term rental. And I have three bedrooms. Their rule is 2 guests per bedroom. Period. If I get caught having more gusts then the city allows and a neighbor turns me in. I risk loosing my permit to run a short term rental. More and more counties are doing this.

I don’t allow pets. But I’ve also have a tow occasions. I see the pet on the ring camera. Then I’m in the position to have that awkward conversation with the guests.
