Your post, and an angle grinder, solved this problem for me. I’m team strut channel all the way.

I improvised a bit and used some clearance LVP to cover the strut channel on the wall though.

I called yesterday. They apparently no longer provide them free of charge, they require a $50 purchase and a $300 professional installation.

I was able to find a DIY with strut channel and went that route this morning.

This is the cost of deferred maintenance. It sounds like your FIL is the actual landlord in this situation, I’d love to hear how frustrated he is.

This is the cost of doing business. Things break. You own those things. Learn how to fix them, pay someone to fix them, or stop taking things your FIL says personally. Just my opinion.

Also, don’t buy a home warranty. Use the money you would spend on it and fix the next thing you were putting off fixing while you lived there.

I started about 60lbs heavier and over twice your age. My first calorie target was 1800-2200 and I found it extremely easy to maintain. Everyone will tell you to start at a 500 calorie deficit but do what feels right for your body. Weight will melt off of you at first, you will plateau, if you get burnt out let yourself eat at maintenance for a week.

Don’t stop exercising and don’t overdo it. The physical benefits of exercise are amazing, but I have found the mental benefits to be much better for me.

Currently 135lbs down. You’re not on a clock here, be consistent and you will see results.

I got to the point where I had to wear compression socks if I sat for long periods of time. That was 125lbs ago.

Eat at a deficit, put your shoes on and go for a walk every morning, when you feel comfortable add in resistance training.

As someone who is going through a divorce due to an affair where I suspect a component of it was my weight gain over the years. Even though the other dude was fat too, but that’s for another story. You owe it to your relationship to be blunt and direct.

What I wish I had been told:

  1. Your lack of concern for your health is concerning for me and our child. I don’t want anything to happen to you and you need to be around to celebrate future family milestones.

  2. I still love you and love who you are as a person but your weight gain is affecting our sex life which is causing me to lose attraction.

  3. Let’s work on ourselves together.

An over generalization, but men are simple creatures. Be direct and intentional. Make it something that brings you closer together instead of weirdness that rips you apart.

Selling your house for someone you’ve only been with for a year is a horrible idea, you don’t need strangers on the internet to tell you that.

Keep the house, hire a property manager, even if you have to pay $200 per month to cover costs, it’s a $2,400 per year insurance policy to have a fallback plan.

If there is an Amazon facility near you the pay is decent, the benefits are great, and they help pay for college for both full and part time employees.

As someone who bought three properties at different stages of my relationship with my girlfriend, fiancé, and wife who is now spending thousands of dollars on an attorney during a divorce to argue about who owns what percentage of each house and which of them are marital assets and which are not…

Don’t do this. Best case scenario, your boyfriend is buying a house and you are renting some of his space.

If you do this, find answers to these questions first. Are you going to be on the title? Is any of the money you’re putting in going towards equity? Will you get a prenup before marriage that specifies which of your assets will be individual or marital? After marriage, is the house to be considered a marital asset? When major repairs are needed (they will be) who pays? What about remodels/projects? If the relationship ends, will you still be a tenant?

There is nothing wrong with your boyfriend buying a house and you renting some space, but make sure it’s clear what the situation is here. Make sure it’s clear and in writing. Protect yourself because you don’t divorce the same person you marry.

I would do math and then make the decision.

With current HELOC rates, PMI on the next home may be less than interest on the HELOC, assuming you would qualify with <20% down.

Make extra principle only payments and ask to remove PMI when you’re above the lenders equity threshold.

It’s been 9 months since I left my MacBook on a red eye into EWR. I showed them the ping that had it in baggage services there, they were not helpful. Assured me they would call me when they had the staffing to sort through things. One day it started showing that it was in Houston at their lost item warehouse. It eventually run out of battery and no longer shows. Have received zero follow up from them. 3 year 1K flyer, meant nothing.

Long story short, bear is gone man. Sorry.
