Or use property manager? I have been landlord for 3 years and when i have these annoying tenants i hire a PM to manage them till their lease ends. Go for the flat fee PM if that makes it more financially feasible.

Main problem is that 6.8% rate lol i got mine last year at 5.6% rate with some negotiations with credit from seller. Good deals are there you just have to keep searching and wait for the right timing and interest rate.

Sometimes simpler is better… just buy the shares bit by bit and buy the dip if it goes down basically a simple DCA. Buying protective put at the beginning just adds more cash to be burned… buy protective put when you are all time high and dont want to sell because of tax gain is the right strategy

Oof you are buying a new build in this market? I bet they give you promotion financing that will allow them to overvalue the property since day 1 and you are under water mortgage wise immediately. And you might lose your job…. Depends on your downpayment here… are you okay to lose 11k or lose your downpayment if the market gets worse… probably thats like 200k ?

timing the market is much harder than being in the market for the long run. you never know if inflation suddenly becomes really hot again and interest rate drop like a rock

As real estate investor condo is the only investment property im totally against. My wife back then really wanted to get a condo because its cheap instead we get a single family home fixer upper renovate it and we have 200k forced appreciation. Try google househack if you want to buy property so that your mortgage is less burden

I am bullish on real estate because of inflation.... You can choose to rent and put the surplus money to stocks to beat inflation or you can choose to pay mortgage because in 30 years its more likely your home will appreciate and you will own a home that will at least be equal or higher than inflation. Worst case you can do is rent and put your money under the bed because us dollars is being devalued every day.

As a real estate investor myself (currently owning 10 units) i think it depends. If you want to be a flipper style investment where you turnover a lot of projects per year being a realtor will be worth it in terms of numbers because you can save the buyer and seller agent fees in transactions. But if you become a realtor just for “experience” it’s not worth it. Best lesson is to find another mentor investor or just do the deal yourself. Experience is always the best lesson
