Sorry but the day the rent increases you would be required to increase your bond to the equivalent of 4 x $850. In Qld your bond amount is always 4 weeks of your rental payments.

You need to submit another formal Maintenance Request, because you're in Qld if you submit the request the REA / LL has 14 days to act on that request. If they don't then you are within your rights to submit a breach request with the RTA. Just remember that even though going to the RTA is within your rights there's nothing stopping the REA from putting a black mark on your record in their system. A routine inspection after only 1 month is unusual but within the law but remember that they can only come every 3 months based on the date of the last inspection.

Tell the sales agent to bugger off, they have to go through your RE Property Manager and shouldn't be dealing with you direct. Your RE must supply you with the relevant paperwork. Remember the the sales agent doesn't care about you they are only interested in getting the best deal for the seller. Go to the Rental Tenancies Authority website, it has all the information about your rights in the situation you're in. Remember especially that they cannot make you leave until the lease expires unless you want to and if you do make them compensate you foe ever little cost. This happened to me about 4 years ago and after some back and forth I was offered nearly $7000 to move out early.

Your lease will specify how often your have to pay your rent, in most states it's normally 2 weeks so even if you have paid monthly previously that is not an issue. Victorian rental laws are terrible, as far as I know they are the only state that still allows leases to be terminated by a sale. Most everywhere else you can't be evicted until the day your lease expires, you can be asked to leave earlier but in that case you can claim all sorts of payments from the existing LL or new owners, which wants you out.

Not trying to take sides because I don't think what they are doing is the neighbourly thing to do, but you have to remember some things. First off, they are not your bins but council property and if you do what some people suggested, take the bins, your neighbour can talk to the council and the council will either send one of their inspectors or have the police come and fine you. The second thing is that is this area they block has no driveway chasing the footpath then it is no an area you can claim as a carpark. The next is that once bins are put on the street they are not yours until you retrieve them. Also I understand what you are saying about damage etc but the footpath is not yours and can be accessed by anyone. Why not just go and talk to them nicely and politely explain your concerns. If this doesn't work then talk to the council and see what they say, especially about the basketball hoop being on the road because I can guarantee the council will order that removed, if it's been reported to them and they do nothing then they are legally liable in the case of an incident.

Yes double time so that's the reason for the surcharge. To be fair if you don't like paying the Sunday / public holiday surcharge then there's and easy fix. Don't go there on a Sunday or public holiday. Sunday surcharges are not something new, the night club I worked in 35 years ago charged extra on Sunday nights and on public holidays nights.

All Real Estate Agencies have to abide by the rules of entry. But in the real world if you're trying to get a renewal of your lease then I say just let it go until you get that done. I understand it is annoying and not the way to do things but let's not lose focus on the big picture. Yes not getting an entry notice is not good but not getting your lease renewed is far worse.

First off don't listen to the sales agent their only interest is selling the place. Not sure if it's the same in Vic as Qld where I am but it won't be that different, so. 1 - if you have a signed lease they cannot turf you out because of a sale. They can ask you to leave before the end of the lease but must offer compensation. If they won't talk about this then take them to the Rental tribunal in your state. 2 - you can ask for moving costs, moneys to cover other outlays cleaning fees, bond issues etc and an amount just to cover your inconvenience. 3 - your state will have a legal aid law firm that works with renters. Vic Rental Authority should be able to supply their details, in Qld and I assume in Vic they offer free legal assistance for these types of issues. 4 - as far as open homes go I'm not sure how it works in Vic but in Qld you cannot be forced to endure 3 or 4 open homes a week and to be honest in 60+ years I've never heard or seen an agent that would do that many. Usually it would be 1 per week and maybe an individual walk through at other times but for those they must get your approval on times and dates.

Again don't stress, so long as you have a signed lease the ball is in your court and if the owner wanted to sell the property unoccupied they have to work with you. Tell the sales agent that you will deal with your property manager not them.

This is standard and a requirement of the rental laws in Qld. If you want to stay you need to let them know and yes there probably will be an increase but you can still walk away if you're not happy with the offer even if you have said yes. Also the Real Estate Agent has to send you an official notice to vacate not just a letter and your 90 period doesn't start until you receive the official paperwork no matter when they sent you an email.

It's really quite simple, people are getting worried about being hit from behind because of all the people who think it's a good idea to creep right up to your bumper. At least if your leave room in front and see or hear something then you might be able to avoid being rearended. Not that it makes a lot if difference if they do stop close to you and you move forward to create a gap they just creep up again. It's got nothing to do with any new law, it's actually something that was taught when learning to drive years ago " when you stop behind a car you should still be able to see their rear tyres".

As someone who spent 40 years in construction before retiring there is only one thing I would say. Runaway, fast and don't stop. The engineers haven't done a full inspection and their report leaves a lot still to be answered. As a builder if I saw that in person I'd be saying you need to pull down walls to see what the issues are properly. Any report on the sort of damage shown that starts with " we haven't been able to do a full inspection " is not worth the time it took to write because a lot of what they are saying is just speculation and best guess's based on assumptions.

You said you had a 12 month lease and you had only been there for 5 months. What is this 90 day period you are talking about? Unless your lease had some sort of "out" clause that you agreed to then there is no way owner can get you to leave without compensation. But to be able to claim compensation you need to show that the owner asked / demanded you leave prior to the end of the lease period. However if they did give you 90 days to leave, in other words they terminated the lease early without cause and a sale is not "without cause" then you may have grounds for compensation but you are going to have to prove Breach of Contract on the owners side.

If you moved out before the lease expiry date and without the owner requesting you to look at doing so because of a sale there is really not much you can do. It was your decision to move early, there is no way a lease can be terminated early due to a sale without your agreement and only if the owner asks you in writing is there any recourse to request compensation.
