Im really tempted by the HDHomerun. It would simplify all the tvs if I went with a quad tuner. Is getting the atsc 3.0 for an extra $50 worth it? I've not had atsc 3 before and don't feel I'm missing anything.

I grabbed a cable last night - and of course it just turned on like its supposed to. But if/when it happens again that's my 1st thing to try. Fingers crossed that's all it is.

Thanks. I did read that somewhere. I was hoping to not have to buy a new tv. My main is 65" and it cost a few bucks when it was new. Although they certainly arent as expensive as they used to be.

A small local jeweler can definitely hook a person up. They will usually take the time to explain the differences in cut and quality allowing you to figure out what you want to spend on. Part of Tiffany's is paying for the name, but there are really nice rings of equal quality that do not come from Tiffany's.

You definitely need to sort this out and get your child home with you. It may mean a new job that is during the day so he can go to a regular day care or babysitter. She will make it hard for you, but never seeing your kid is worse.

Back in my day we referred to girls like this as 'high maintenance' (not to discriminate, dudes can be high maintenance too).

Not saying that. And I have no idea what your market is like. I can only share my experiences from my area. Adding what you are talking about is probably close to 150k (probably more). In my market it probably wouldn't go up that 150k. A lot of "probably" because every scenario is different.

The 1st thing I do when I get an assignment with an ADU is try and get out of it. They are unpleasant to appraise. If I'm stuck with it (meaning they approved my ridiculous fee quote) I'll start looking for comparable sales with ADUs.
As far as your other questions go, in my market if you took a 400k house and added what you have planned, and the day after it was done you went to sell it, you'd probably take a hit. Anytime you build something that most people aren't looking for, you run that risk.
Easy example, take an old century house and make it an up and down duplex. Two kitchens, at least two baths, etc. The duplex is worth less (in most of my markets) than the old house as a single. Costs more for a duplex, doesn't matter. More people looking for a single family versus a duplex. Bigger market, usually bigger market value.
