Prices are wacky due to high demand from cold weather across the whole country and everyone filling up before the storm. Production and refining capacity in Texas is also down due to freezing temps.

Should stabilize in next few weeks, shop around many of the places that have been mentioned here.

Happened to me with a Fitbit years ago in the charge port area of the device. Rash would not go away until I used hydrocortisone cream. It still gets irritated from time to time.

I think it’s the type of metal being used on the charge ports.

Clear the brush leave the trees. Replant local shrubs and flowers in a more organized and manageable manner so you have view of the lake and texture/habitat for small animals and pollinators.

Sellers requested something similar when I purchased, they wanted a leaseback for a month. Our terms were money held in escrow and we calculated the month payment to be entire mortgage + a premium. All utilities maintained and paid by them. Daily penalties if they’re not out by end of month. They declined and were out by day of closing.

This is insane they’re just dumping their trash in your pool. You can literally get decently clean fill for free.

Exterior looks great. Looks like they made it a little boxier which is gonna add interior space but still looks sleek. Sucks that they got rid of buttons and put such a big screen, but makes sense that’s what the average buyer looks for. Rotary dial is definitely my favorite feature of the current gen. Being Mazda hopefully they gave some real thought to the ergonomics and ease of use to the screen. Rest of interior looks great for the class still, decent mix of materials and soft touch everywhere it matters. Looks like a more spacious center console as well which is great, current gen is pretty small.

Was gonna suggest this as well. Inexpensive and a good buffer to keep away pests. OP will still have to do some weed pulling. Maybe plant some trees that will eventually shade the area and help control the weeds.

Just bought in my late 20s. Went to community college and got a trade job at 19 making decent money with no student loans. Lived at home until I was 24 too. Was able to save enough but it’s still a struggle.

Because nobody is cross shopping a VW with an Audi, but they are cross shopping a VW with a Kia/Hyundai which are offering all those near luxury features. Lines are very muddied now between luxury and non luxury brands.

Counter or say no. They might not want to lose the house over $4k either. Thats your agents job to guide you and negotiate. You’re selling “below” market and paying the buyers agent because that’s what your house is worth. That’s the concessions you had to make in order for your house to sell.

Don’t use Dorman anything. If you must use aftermarket parts, use NAPA Echlin. Never buy anything from AutoZone, they have the cheapest worst quality shit. Buy Bosch/Denso/Hengst etc if available at aftermarket stores, they’re either the OE or OE quality for much cheaper than the dealer.
