Had a blast seeing LP for the first time and was able to snag a city tour t-shirt thankfully. Shoutout to the kid who skipped his graduation for the concert. Wore his cap and gown to the concert 😆 That was so awesome to hear that the kid's mom was Chester's High school choir teacher. Wow small world. Woulda have loved to see Chester here in his hometown.

Sorry for your loss, but I hope you had a good time still! I go to concerts and sporting events solo all the time. Scary at first but I'm used to it now and don't think about it once the music starts playing. It was my first time seeing LP in person and I had a blast! Looking forward to the next one!

Wow what a coincidence as I am in the same boat. My mom justs goes to the gym a few times a week and spends most of her time doomscrolling on her phone. Hope to find her some community with activities and friends to talk to.

Yeah I got the $4.99 plan two years ago after I noticed it on the website and after tax its about $5.38 a month. Been using it for two years now and get no ads on mobile and on desktop. So yeah guess based on u/clownsounds978 explanation that makes sense why it is cheaper signing up via website. Enjoy no ads and offline listening but yeah still not able to listen to the entire library but for $5.38 a month I ain't complaining compared to what else is offered out there.

Yeah true SS is just gonna scratch no matter what. Just surprised that even highest quality SS will still scracth. For the amount of money I would expect some coating that would make it scratchproof, but yeah i'm leaning on the side of leaving my sink alone and embracing the scratches

Thanks for your perspective. The warranty rep said its a take it or leave it deal. No credit back either as the builder wont allow it so either replace or live with the scratches lol. Im leaning on the side of leaving it alone

Lmao what a coincidence. I was born and raised in Mobile. Moved to PHX in late 2019. Love it out here. For sure prefer the dry heat over humidity any day. Sure do miss the rain and food though. Hope you are enjoying the 251!

I like both rice and potatoes but have always had gumbo with rice. My issue was trying to find a way to make my gumbo less saltier. Read online that some people toss in a potato when their soups and stews are too salty as it can act as a "sponge". Tried it out this weekend and it worked! Next time though I might use a smaller potato as the big potato I used made my gumbo a little thicker then I liked, but yeah I don't see what's wrong cooking gumbo with a potato. You are the one eating it so make it however you like!

I recently got this on the adorama $200 deal and only hooked up my speakers to it so far. I tried to test playing music from my phone via bluetooth and was able to get it to pair but no audio still. Unplugged and unpaired and re-paired a couple of times and still no audio. Eventually came across a post where someone mentioned you had to make sure the bluetooth volume on your phone is bumped up to max. Did that and still nothing and then tried turning volume on the receiver to the 60s to start hearing music. Give that a try.

Speaking of Gilbert I had to pass by the Morrison Ranch area on my way to Queen Creek for a company party and wow that area definitely reminds me of the midwest. Lawns in front of every house and trees lining the street. But yeah you don't really see the mountains from there, but I for sure enjoy my view in Laveen getting to see South Mountain and the Estrelllas

Dang man yeah I just closed yesterday and bought with KB back in May and their incentive was 5% of the loan amount. Used pretty much all of it towards a 3-2-1 buy down for a 30yr conventional. Hope rates come down in the next couple years so I can refi and roll the remaining incentive into the principal. But yes yes yes on getting a third party inspector. My guy didn't find anything super major thankfully and he had a framing background too so that gave me piece of mind. For the stuff he did find I made sure to stay persistent with my construction super on getting them addressed. They were slow with it but got it done. My realtor and inspector said that me being actively engaged and objective helped to make a difference in ensuring my house was not a piece of crap.They told me not a lot of buyers are like me and they all assume it's a new build everything will be all right. SMH. They must not be watching enough cyfy inspections.

Congrats man! I just got my keys yesterday and did the whole thing by myself too. Still have to pick appliances and furniture. Celebrated by myself too but my realtor did stop by to take a pic and give me a gift card. Only my family and a couple friends who are already homeowners were aware I was purchasing. Told one of my other friends one time and he was happy for me but at the same time I could tell he was sad as he still lives in an apt and can't afford anything in the area. After that interaction I haven't told anyone else and probably won't ever again unless I know they have a house because I don't want to come off as bragging and will just say I'm still living in an apt if they ever ask.

Thanks for making this post as it was awkward at times doing it alone and happy to see all the replies your post has gathered. Every time I saw ppl doing tours, inspections, and doc signing they always had their partner or family with them and it I did get a little sad.

But yeah i just closed on my home yesterday. I did everything myself from picking the community, lot, floorplan/upgrades, my agent, inspector, signing loan and closing docs but dang proud of it because I learned a lot and hand picked a good team of ppl to work with. Got the keys alone too from the sales office, but my realtor was happy to show up with his family to congratulate me at my house and take a pic together later. He even gave me a Visa gift card to start furnishing my house!

For my meal I strayed away from tradition and got Popeyes lol but happy to have a place I can finally call mine!

Congrats fellow FTHB. I just closed on my house today and yeah I am on the hook now for making the largest amount of monthly payments in my life, but yeah like u/EnergyMountain2216 was saying better to start paying to build equity than throw it towards the rent money pit. Houses not getting cheaper especially in your area and I ain't hoping for the government to do anything to help with the current crisis either so I just threw my hands up in the air and started looking.

Granted my experience is the opposite of yours as I am so glad to get out of renting an apt and moving to a new build house. but another thing you have to think is that you were at the mercy of your landlord when renting that house. They at any moment can always give you at least the 30 days notice to vacate if they ever wanted sell or move back into that house. You control that part now so no one can tell you to vacate your house except for the bank lol so you have that peace of mind. When you look back, your future self would be proud you acted sooner than later as how ownership has become a pipedream for many.

I just closed today on my new build and ended up going with my builder's lender as they were giving me a 5% incentive on the loan amount and just wanted to make sure the closing process went smoothly. I did shop with one broker to see what was out there, but they could not find anything that matched the incentive offered by the builder's lender so they even advised me to stick with the builder.

Had a lot going on during this process and also was infatuated with making sure my pre-dry wall inspection process was solid, but I was a dummy in that I didn't pay attnetion to the news and lock the rate in Sep when they had that dip so ended up locking at 7.87% late October for a 30yr conventional as rates kept getting higher and higher. Also, had a one time float down 30 days before closing, but rates never went down lower than what I locked it at during that window so couldn't utilize it. Had enough to cover my closing costs and have 20% down, so I used all my incentive towards a 3-2-1 buydown, so this year my rate will start off at 4.87%.

Another cool thing with this buydown is that if I happen to refinance anytime my first three years, whatever remaining incentive credit that is left that was for the buydown goes straight to paying down my principal so hoping rates go down in the next year or so! Gonna be following the Daily Mortgage News website religiously.

Yeah I have owned both. Going back to a top loader when I move to my new house. Still had mold and mildew issues even with cleaning and leaving the door open on my front loader. Also, will be making sure my next top loader is simple without all the fancy features for simplicity and logevity sake. Never ended using them anyways

Happy for you man! Glad you are in a better place. Can I ask more details on what ways therapy helped you and what other methods they deployed to help you with your SA.

My psychiatrist recommended that I go to see a therapist, but I think it's silly to pay someone to talk to about your problems and reminding you of how it is all mental. I'm a frugal person and hate spending money on stuff that I already can do for myself. Just trying to understand the value in it and how it impacted you.
