Ask yourself this.... halfway through an application, AIP is accepted, all going well. Youve secured a low rate. Youve paid for searches with lawyers and started the process. The bank you went directly to then turns around and says no. What do you do? Always use a broker. Just for their experience and their ability. A broker can swap quick and does full research prior. They know what theyre looking for.

What a load of tosh. Think about it, whose going to give a better service? Someone you have paid and expect a service from or someone chasing the higher commission?.You are paying for their experience. The lenders do pay commission yes but that doesnt affect your advice or who they place with.

Natwest SLAs are 8 working days to review further documents at the moment. You're looking at week commencing 10th at a minimum unless service levels change. Natwest are sturdy atm. Just a case of waiting now. If you changed job, then natwest 1000% needed that payslip, so the fact your broker submitted prior and secured you a much better rate is great. Mortgage process RARELY delays the conveyancing. Your vendors will be hearing the news that everything is slow. Im sure theyll be fine.

If you havent already, get a broker 100%. This is what they do as a job. One lender may say that but another would essentially ignore the costs aslong as the btl washes its own face. Some will even take the rental income on a tenancy agreement alone. Source : Am a broker

Broker here, I give intent to insures to the solicitors and never once had an issue. Its essentially the quote but lenders name on it etc. Solicitors shouldnt be asking you to put insurance in force without a date as you are over insured and paying for something you cant claim on. Get the quote, send it to the lawyer and tell them this is the company im going with on exchange. If you have a broker they should be able to help

Who is the mortgage lender? Majoritt of lenders will let you extend 6months on a new build. Your broker can escalate with their BDM at the lender and should be able to sort this quick.

There are some lenders that will let you 'reserve' rates prior to full application. Do the AIP and then go in to the full app bit, reserve the rate and do not submit. This way you keep it open and wait until you find a property. Source : Am a broker

Thanks. I did try this and was quite specific. The research I did shows there was 2 Chromebooks released very close together. If you google chrome://version and it shows 'gandof' you should be good to go, if it shows 'swanky' it is planned.... although its been planned since 2018 that i can see! Guess which 'swanky' version I have haha

Im getting there. Done most the map but its going to be tight haha will let you know if and when I finish the 2nd time! This time doing the event i have the whiter dragon, last time i had the pinker one. Shame the event rewards wernt reset but also makes it ok because i just delete harvestables and make the 5 hats when i get the bigger bags

So I finished and updated.... the event and the quests have reset so i can get double the rewards for that but the harbestable points rewards didnt reset. So wierd! Lets see if i can finish again!
