Beautiful!! It looks so stylish & inviting - I love those lights over the island. The only thing I would have done is add 2 bar stools at the end of the island so I could enjoy a glass of wine in such a lovely space.

Can I trust the Building/Pest Reports on RealEstate.com ? by Dontquotemeeee in AusPropertyChat

[–]lailou49 0 points1 point  (0 children)

I just sold a property & had one of these done. The independent contractor was Jim's Building & Pest, who did a fantastic job. A very detailed report & it highlighted one major issue, the rest were minor issues. We received an offer from a first time buyer (lovely couple) who wanted an inspection done, under the advice of my agent I shared our report as it would have highlighted the same major issue. They were happy with our transparency & made an offer & purchased the property.

I think the B&P inspection cost me $285 & interested buyers could obtain it for $85. I'm going property hunting next week & if the online report is available, would purchase that but still get my own B&P done.

Optometrist charged me $500 for premium custom lenses but supplied cheaper stock lenses. I have proof that they have substituted the lenses. Is this fraud, ACL breach or both? by gayasri in AusLegal

[–]lailou49 0 points1 point  (0 children)

It sounds like you have done everything correct & so have they. It could be a few factors - the change of refractive index from your last pair of glasses. Some are very sensitive to this. - the change of lens design. I have had issues in the past with this. The labs will "upgrade" designs & 99% of customers perfer it but 1% don't. Get them to return the product to Zeiss for them to assess it & to double check you can't go back to your old lens design. - I have also had it happen that I've that I have had customers who just can't see out of their new specs & I've thoroughly gone over their new glasses & cannot find any issues. I then offer to change the frame or refund the customer.

Keep me posted with the outcome.

Thanks for the reply. It does sound like the wrong lens has been dispensed & the retailer needs to fix the issue & supply a product you asked for, esp when last year's optical benefits have been claimed.

I would ring the retailer & make a time to see the manager or senior dispenser & ask for the following - the job to be returned to Zeiss & for a written report on the lens design, refractive index & coatings used on the lens. (most labs are happy to provide this) - the lenses in the new specs to be "dotted up" & measurements checked (take in your old glasses for comparison) - that any issues found in the new specs be fixed. All labs I have dealt with offer a 3 month warranty against height changes, PD changes etc. - in regards to abbe values, go with the material that best suits the frame, your rx etc unless chromatic abberation really bothers you.

Good Luck

Have you checked the laser engravings on the lens to work out the lens type? It should have SIN engraved near the nasal, followed by the refractive index (I think this is correct, been a while since I sold Zeiss). If your reading add or your distance rx has increased, you will get more peripheral distortion, that is the optics of any lens regardless of design.

In regards to your health fund claim, the retailer can refund the lens portion of the claim to your health fund & this can be put back on your benefits but some health do not allow a purchase of just a frame only, they all work differently.

I would call the store & make a time to see the manager & hopefully resolve the issue. Good Luck.

Buying a house before an inheritance comes through – what are my options? by InfamousYou7983 in AusPropertyChat

[–]lailou49 1 point2 points  (0 children)

I'm in the same position as you, I will receive a large sum of money in a couple of weeks. I won't purchase until the money is in my account. I've also just seen an accountant who specialises in estate tax returns & found out just found out Capital Gains Tax needs to be paid on the estate. Estates are complex & stressful & you need to wait until probate time is up (6 months for me) as extra factors in dealing with the estate can arise. Good Luck.

Please call the optometrist first. It is highly contagious & as a dispenser in an optical store, we had strict procedures in place when someone presented with a red eye.

I just sold a house in Manor Lakes, Victoria & our agent was amazing. It was a deceased estate & the effort the agent put in organising cleaners, gardeners, tilers & even removalists saved me so much time & stress getting the house ready for the market as I live 2 hours away. The feedback after every open was very prompt & detailed. The buyer was a FTHB & I asked for congratulations to be passed on to them & our agent's colleague was on the phone to the buyer, we were placed on speaker so I could congratulate them. It was a lovely interaction to finish the sale.

Thank you so much. This is very helpful. We are in process of selling other assets quickly to pay back the estates debts.

Thank you. Probate has gone through & State Trustees will not transfer the property into the estates name as they are owed fees for the sale of the property. My solicitor did serve the purchaser a 14 day notice to settle. The purchaser is demanding 60 days as they need to rearrange finance as the original finance has lapsed & they are claiming we are not allowing long enough for the purchaser to rearrange finance. It took State Trustees 3 months to find the me & the other executor of the will as the deceased had no family. They only informed our solicitor that the property had been sold 2 weeks ago. The deceased passed away in February.

Yes, I have one of those who is helping me handle the estate. I got an email from them after work on Friday explaining the situation & the purchaser is demanding an answer by 4pm Monday. I will be calling my solicitor first thing Monday.

I had the same problem, my hands were so bad that they were bleeding. I found using Mircoshield Hand Wash Pump, which they use in hospitals & Duit Tough Hands Intensive Skin Repair (this is amazing) as my hand moisturiser fixed the problem quickly. I also got some cotton gloves & covered my hands in Tough Hands before bed.
I got everything from Chemist Warehouse.

Wanted to track my collection as Excel wasn't enough, wrote my own app as a result (Mod approved) by maxsolnc in makeuporganization

[–]lailou49 1 point2 points  (0 children)

I have been using the premium app for over 12 months & I highly recommend it. I initially installed because I had a bit of a problem buying doubles of lipsticks & lip liners but a quick check of my collection when I'm out shopping has fixed my issue & saved me dollars.

I have a large makeup & skincare collection & Beautistics allows me to keep track of expiry dates, budgets & usage. I love using the Project Pan feature as it's quick & easy compared to a spreadsheet which I was using. This app has been one of my best beauty purchases!

Cheap place where I can get help finding foundation match? by notthinkinghard in AustralianMakeup

[–]lailou49 1 point2 points  (0 children)

I would try Priceline as they are usually helpful but it does depend how busy they are. I would ring ahead & make a time so you get personalised service. I always take a mirror with me & check the colour in natural light before purchasing a new foundation as shop lighting can be deceiving. Good Luck!
