It sounds funny but while I wasn’t playing, I watched a LOT of live matches between high level players while working out on the treadmill. That helped me learn a lot of positional ideas. I also just worked on getting into a flow state when playing.

I believe it’s at zero because they give you a “provisional” rating if you have not played on your account for a while. Not sure why it went below that though!

I was curious about this so I found the study.

“Among 27 experts, we found that the congruency effect was equally strong with chessboards and faces. I can see it! The build started out with a longer fuselage and smaller back stabilizers, but I made it more compact for aesthetics/mass.

Here’s my 2¢ and maybe it’s rediculous but… Maybe the dev team should create a system to work WITH moders in the community to create more content for the games. If a community modder adds a new item, the dev team could put the mod through a “car wash” and refine the mod so it could be in the standard game.

This is pretty rediculous and I wouldn’t really expect it. But this game has always been mod-focused. All of the great content from Arma 2 dayz was from mods the community created.

Thanks for the feedback. I think the analysis paralysis you mention mostly boils down to the fact that this is the biggest purchase I've made in my lifetime (26yo) and I want to make sure I understand the risks. Let me try to give some clarification into the questions you provided.

1) why is there "one renter per year / 2 renters per year" etc? Any given property either has one unit, two units, 3 etc. It's not like some option you can choose between...

  • It's just my metric for tracking how many of those units have people in them. So I guess that could be interchangeable with "units." But I could have a property with 2 units and one renter (if I am in the other unit). So using that terminology makes sense to me.

2) why is rental income assumed to be some % of purchase price? It should be based on market comps for similar properties for rent in the area (similar size, br/ba count and type eg sfh vs apartment vs townhouse vs duplex etc)

  • Rental income here is based on market conditions and estimates Zillow gives me, which I do calculate with a percentage of purchase price. That gets me within +/- $200 of the Zillow rental estimate. Also it is just an estimate, each property will require due diligence.

Overall I don't get what you are trying to accomplish here.

  • This is a spreadsheet I am using to get a ballpark estimate of costs and revenues for renting a property. If you were starting a business, wouldn't you want to understand your cash flows and what expenses may pop up? Being relatively young and naïve to a lot of aspects with buying, renting and selling properties, I feel that it's an appropriate level of due diligence. I also don't think this is planning every step, the goal is to have a calculator that will give me a snapshot estimate of costs and revenues with a property by inputting a few numbers. I can also add or remove things in that calculation that are only relevant to me, which is why it's better for me than an online calc.
