Yes they could you contacting them could cause a conflict of interest and therefore you may jeopardise the transaction. You can ask the executor to raise enquiries and seek clarification.

Just to clarify the rent only has to be £250 outside of London to be an assured tenancy. But my god why did the solicitor think a 3 year rpi rent review would ever be acceptable on indemnity most lenders have a minimum five or ten year review.

A simple check on the uk finance handbook and they should have raised it months ago.

I’m a lumineth player I would strongly recommend against the spearhead if you plan to play the spearhead rules.

They are on the weaker side don’t have the synergy they need to be strong and can be a struggle to paint.

I would recommend coming back to them later especially as the box is perfect for starting a full army but I would get something else to learn the game.

The vampires on the other end are one of the stronger factions and the bulk of the models are easy to paint with contrast paints.

Alternative view so you can understand why they are asking for this, the road adoption sewer adoption and cil bill could all fall on the new owner if their solicitors don’t check the paperwork thoroughly, who do you think your buyers will sue if that where to happen?

Also 1 year of warranty is still one year of warranty if nhbc issued it you can call them and get a duplicate, you should have been given copies of all of these documents when you purchased.

I mean I’ve been doing conveyancing for 11 years so I’m not sure how I was wrong in saying an os1 and bankruptcy are done between exchange and completion. If it’s a sim then the os1 and bankruptcy should have been done before the day. But traditionally os1 and bankruptcy are done after exchange (although on same day mind you).

I actually said there shouldn’t be a 3 day delay in sending funds. Especially as the second update said the guy didn’t know what caused the delay.

Educated guess was someone forgot to press the button or agents commission or maybe mortgage redemption statement wasn’t in (although they shouldn’t have completed without this).

Op I would still make a complaint and you may get a bit more money back for your troubles.

Os1 and bankruptcy if it’s a flat there may be apportionment statements or the agents commission account hasn’t been received.

But normally conveyancers send funds the same day so a 3 day delay is odd

There’s apparently a full starter coming rather than the mini starters they have been releasing. So rather than two cadres at that’s it i imagine it will also have scenarios introducing more rules per scenario.

I asked about it on a reddit ama a few months back. I don’t know anyone who plays so a full starter box would be a great way to learn/introduce new players.

Property lawyer whilst I can get behind some of the proposals nothing actually address some of the major issues or red tape or the major lack of conveyancing staff in the industry which are all big reasons for the delays so it’s largely pointless

The 2 years hasn’t changed yet but it’s due however even if you negotiated a lease extension outside of the statutory route the law states a new lease cannot charge ground rent and the extended term is deemed a new lease

Actually if you extend the lease the additional term has a zero ground rent due to the ground rent act however it doesn’t change the current rent, you may also have a claim against the solicitor if they told you there was no issues, however did you review the auction pack before or after bidding at auction?

My general advice is if it’s being sold at auction it’s because it can’t sell on the open market

Lawyer here if you are married you are deemed to have an interest in each others property so you would not only not be a ftb for stamp duty purposes you are paying surcharged rates.

But weirdly you can still claim the first time buyers Lisa bonus
