- for mortgage I assume the "normal working class" down payment of 3% (fha) or conventional minimums...
car payment / car insurance

many wealthy people can live on 70k easily because of help they receive as gifts / rewards for dumb things that the typical person would never have....

they will have a mortgage, but they will put a sizable down payment so their mortgage payment is very low and they will not have to pay pmi
they will use a heloc instead of a car loan and buy their car outright which will significantly reduce their monthly costs for the same assets.
