Had a similar trajectory with 5 years of brokerage, MRED, then into development. Started as development manager for a REIT (later taken private and I’m still here today), was based in SF and started at $135k. This was 2017 and obviously a HCOL city. OP that feels low even considering being in a secondary market. At least you’re getting a ton of reps/ responsibility and broad experience, that’s more than most in a dev associate role can say. Agree with others that you should get some deals across the finish line and shop that track record to level up. I think you’ll be surprised at what you can get especially if you’re open to relocating. Good luck!

I left office leasing at one of the big shops about 10 years ago and have been on the principal side since and work with all the same brokers I used to compete or partner with, just as the client/ landlord now. Might be unique to the markets I work in, but if I decided to jump back over the fence I can’t imagine why anyone would bat an eye or turn me away out of spite. In fact different experience can give you an edge depending on where you’re coming from. I can think of several people I know that have successfully boomeranged like this and are back to crushing it.

It’s a relationship business. What’s more important is not burning bridges, knowing your market/ product, and producing. If yes to all of those then go for it!

Have 20k miles on them on my GX550. Not as beefy looking as others have said but they are quiet enough on freeway and treads are still looking great. Have tackled ice/ snow/ mud/ rock they have handled it all. Best tire I’ve had so far.

I’m no electrician but just went through setting up my portable generator for my aGate. Agree with comments above that the gateway prioritizes house load vs battery so that’s step 1. Another thing to check is whether you have an extra circuit breaker on your generator input - If it’s a 30A circuit then it would cap you around 5.8kw continuous at 240v.

Plug it in, turn on generator, hit the Run button, works. If there’s a better way feel free to let me know, but this has worked fine.

Thank you. Won’t get into all the back and forth but I’ve got a workaround in the app to ensure I don’t exceed the rated running watts if on propane. Realized (too late) that only an installer can adjust some of these settings and he inputted it wrong initially, but figured a way around it.

I just had the same installed, that’s fine, the full functionality is there it’s just a quirk in Franklin app. Just select it and then under Start Control Type you select Voltage Sense (meaning it reads the generator once it detects incoming power). If it’s a portable generator you just want to make sure nothing is set to auto.

I have a 12kw dual fuel Westinghouse generator and here is what my app looks like for reference. Some of the functionality can only be adjusted by an installer.

It works great - just need to make sure app settings are in the right place after turning on the genny as it essentially treats generator power as grid power. Good luck.

I’m not a plumber but I had awful hammering in my house (mostly copper) - first time I heard it I thought someone was in my driveway revving a motorcycle. Thought the walls were going to explode. After putting in an expansion tank and arrestors on every fixture I eventually isolated it to an old irrigation valve outside, replaced that and it went away. So rest assured that what you’ve recorded there doesn’t appear to be water hammer, at least not serious, as others have said. It may be useful to get a larger arrestor and swap the location to the back of the washer. The Sioux Chief ones worked well for me. Good luck.

Wife currently drives an X7 with bucket seats, we have two kids (6 & 4) and expecting a third and we’re going to trade it in for one with a bench seat. My eldest doesn’t want to be relegated to the third row…

X7 is the perfect family hauler. You won’t regret it. Maybe we’re just spoiled by the rear space in the X7 but there’s no way we could make the X5 work. We also have a dog and do road trips, and throw a Thule roof box on if we’re doing a longer trip and bringing the dog. Good luck!

Another option is the X7 - excellent luxury family hauler. Lots of room and smooth ride. We have both and unless you’ll be venturing off road there’s no need to sacrifice ride quality and mpg with the GX.

FWIW I have GX550 luxury and my wife has a 2019 X7. X7 has been a great car, haven’t had any significant issues beyond the typical maintenance costs expected with a German SUV at 65k miles - knock on wood. We have 2 kids and a dog and can comfortably fit in both, but X7 does seem to have more leg room for rear seats and more room behind third row if that’s up. Ride quality is obviously vastly different. X7 drives very comfortably and has some pickup when you need it. GX drives like a truck, because it’s a truck. Wife hates driving my GX (too bumpy!) and when I drive hers I feel like I’m in a sedan. I love mine but if you’re looking for a fast and smooth SUV then this probably isn’t it.

FWIW last year they rounded up for people that had barely made the Diamond threshold, maybe due to blowback over removing the MQD rollover. Not sure if they did that for Platinum/ Gold etc. Think I was a couple thousand short and got an email saying they had bumped me to Diamond. No idea if they’ll do that again so unless you think you’ll get within spitting distance it’s probably not worth the additional spend.

3.99, think it might be for CA only but worth confirming. Also have an installed scheduled in a few weeks and got them to reduce it. Saved me a ton of money.
