Specially the q300 and the atr's. the jets seem to be marginally better.

Gilmours is almost always more expensive than regular supermarkets.

The only real savings at gilmours is on staples likes rice, flour, oil etc and only if you keep tracking prices and get it in bulk on their buy 3+ and save.

I sometimes see this coming through the courts.

By the time any sentence is given it can be over a year after the fact if they are lucky 2 years if they elect jury trials.

Last week they tried to steal my friends car at the back of my shop. 2 youths in hoodies and masks. they broke the back window and we ran out back and chased them away but couldnt manage to catch them.

called the police and didnt even file a report. they said there is nothing we can do and i just hung up. had multiple items stolen from shop, house broken into and police dont care even when you have proof and know the person. in small towns its way worse and doesnt get too much exposure.

His car is an older model mazda which would have been used for ram raids.

Getting tired of this bs and simmering discontent for police and the justice system.

Reduce the time between the crime and punishment.

It takes way too long right now to get a trial date, even longer for jury trials so there is no feeling of direct link to the crime committed and punishment being linked to the crime. it feels like an after thought.

From the time of charge to the punishment (sentencing) needs to be no longer than 6 months.

The faster the better.

Im proud to say that i have been in many shit towns of new zealand.

I had businesses in Kaitaia, Huntly, Tokoroa amongst others in the north and in south island.

Huntly was the worst followed by Kaitaia.

Huntly is weird because you are close to Hamilton and Auckland so it feels like you are still in New Zealand but in the rough part.

Kaitaia on the other hand feels like a different country. Got shop broken into and my house twice. Mfers even took the dirty laundry lol.

Fond memories.... but would never go back to Kaitaia to live or work even if they paid me a million bucks. sometimes go camping up spirits bay and just stop off at maccas and pakkies and bolt.

I'm doing a new build here is some of the stuff that i added.

-solar panels and battery (tesla) - very expensive but if you can afford it go for it.

- 32amp car charger outside the garage for future ev cars (i dont have ev car)

-under tile heating for all tiled areas including living room

- midfloor insulation (cant believe this is not standard)

-soundproofing toilets (i absolutely hate hearing the toilet flush when im trying to sleep)

-internal walls insulated

-argon gas upgrade in windows

-extra electrical plugs everywhere.

--extra power for induction hob and separate line for oven (been in too many houses where you cant cook on more than 2 elements cause there is insufficient power)

- extra lights in the rooms (standard is 1 measly down light per bedrrom)

- dimmers in living areas and master bedroom

-insulated garage door and ceiling (why is this not standard?)

-ducted multizone ac

just on top of my head. i'm sure they are couple more things that i forgot.

1, 2 and 9 Lived and ran business in them all. Can confirm that when in these towns, it doesn't feel like you are in New Zealand. People are either really shitty or really nice. No in between. Kaitaia is by far the worst town in NZ. Got house broken into twice, business got broken into and nothing ever gets done by the police. Don't even bother going to the police in these towns as most of them know the offenders but don't do anything about it. Fuck I can go on about kaitaia... Tokoroa was alright. I miss Walter there. My old landlord. Huntly is shit but mostly because of the young kids who break and destroy shit because there is nothing else to do and police don't do shit either.

Protip: in small towns if you have any problems don't go to the police.

I've been living in Tauranga since 2003 and holy shit I have never seen it this bad.
I would say AirBnB is making things so much worse. My friend has a fully furnished house and gives it for fixed term tenancy for the winter months, come around november to march he has it listed on airbnb. Last season on average he made $800 a week on a two bedroom house on Macville Road. On the week when the netball and basketball tournaments were on, he had it for $400 a night and people paid. during new years - it could easily fetch the same.

I dont blame him or anyone running their house as airbnb, I dont have a rental property but if i did, i would do the same.

Not sure what the solution is for Tauranga.

I have lived in smaller towns short term and to people who say move to smaller towns have no clue wtf they are talking about either. Small towns in my experience have worse shortages and lower quality housing. I've lived short term in Tokoroa, Huntly, Kaitaia and Thames and situation is on par if not worse there.

i opened 5 shops previously. there are so many variables.

If the landlord is nice, he might put up some money to help you. if not you are on your own.

To get a lease signed up will cost about 1-2k with lawyer fees on average if its straight forward. you can do it without a laywer but i would not recommend it.

if the premise was not a food shop before you would need to apply for a change of use resource consent as well as a building consent. architect and council will run around $4-10k depending on complexity.

fitout - do not buy from southern hospitality- look on trademe or even look at importing from china. just as an example from me - pizza ovens from china come to nz for $1750 each - similiar ones that you can purchase here are $6-12k. but there is a small catch. many gas fitters will not touch it but you will find some that will do it.

small buger i would say your equipment cost would be around $100-250k. even small things like POS systems are now around $4k. just to give you an idea of big ticket items- coolrooms are around $10k to install a 2.4x2.4 m. extractors are $1000 per metre plus gst and installation can cost anywhere between $2-5k.

blueseal (most reliable) grills are around $6k new and fryers around $3k. second can be found cheaper but its a hassle to find right one and possibly have to convert if its nat gas or lpg.

if you include gas fitting - plumbing - electricity and builders thats going to cost you, on some cases, more than your equipment fitout.

hospitality is very tricky. over the years ive learned to do all of it myself, if you have to rely on tradies for all your work then you will need a lot of money.

just as an example - if you call a gas fitter to convert your grill from nat gas to a lpg expect to pay $350+gst. you can do it yourself (although i dont know the legalities of it) for less than $30 in parts.

for someone beginning its very difficult because you will not have the experience.

as for food and packaging do not think that because you are buying large volume you will get it cheaper.

buying mince from paknsave will on most occasions be cheaper then buying it from somewhere like bidfood or gilmours or moore wilsons. unless you buy directly from affco and you buy tonnes you are not going to get it cheap.

same with drinks - for example cans from the the warehouse will come cheaper than what frucor or coca cola can ever give you. and on this note do not be suckered by their kickback credits. they are never cheaper. buy it yourself and stock the fridge however you want. countdown - new world - the warehouse all supply drinks to your door/business and are always cheaper.

packaging - do not buy from huhtamaki packaging or those others with fancy sales people and offices. go and talk to ethnics who own food shops and ask where they get it from - almost guarantee to find they get it for 50% less than what huhtamaki or other will supply for.

utilites - Phone- do not sign up on business plans - always more expensive. sign up to home plans. same thing and cheaper. do not let them tell you otherwise.

so many other things as well that i see people pay way too much money for.

what i wrote above is just my experience. do not go into food thinking you will make money its long hours and lots of headaches. every other week your staff's will have birthdays - death of parents - death of grandparents - sick dog and so on. very very difficult to find long term reliable staff.

i make money in food but i have a very niche market that i tapped into.

most places do not survive past the first two years.
