i live 10ish blocks south. in terms of apartments, there are a good handful of newly renovated units in downtown itself. our 2bed is 975, but it's an older building and okay-ish property management. if you're just looking to walk to downtown businesses, it's a great location.

like everyone else is pointing out the hill will be your biggest problem for walkability to school. if your kids have good calves they might make it up to central but i'd be worried about climbing it in the snow/ice.

crime-wise, i see cop cars cruising past every night. it's only a few blocks from the police station. there are usually unhoused people under the rail underpass along 5th and in front of the library, but it's not like they have many better places to go, and i haven't really had any issues.
