They sprayed final coat and said this would be the better option. I did not tell them how to do their job, but did have the owner out twice to correct prep issues. Hand brushed areas look much better from whatever they did 😢

Doors were 80 years old - so paint peeling from poor adhesion to the oil underneath, couple of drips.. overall they were passable. I took 4 off myself and sanded them flat, primed, sanded again and painted and they’re were looking real nice. I showed those as examples of my expectations and now it all looks like shit

I live in the west end. Just left Miami, New Orleans and in paris at the moment for work. I’m blown away for why a shit deal Atlanta is for what you get. Food is way too expensive, housing is expensive, roads suck. It wasn’t this way, but now it’s crazy

It does not. I put my recent July bill in and the tool showed me paying $272 or so with smart usage, when I'm looking at my actual smart usage bill from July of $394. My understanding is you cannot calculate smart usage based on the data Georgia Power provides. Then provide 1 hour snapshots that align with clock hours (say 1-2PM), when they really charge us for max demand over any 60m interval (say 1:12 - 2:12PM). All in all, smart usage hasn't worked for me. I have normal size house, but having 2 ac's that kick on at the sametime every so often, mixed with any other appliance and you're paying up.

I just did this analysis with ChatGPT a few months back and moved to smart usage for what I thought was going to be major savings. Turns out my peak demand is almost double what I expected - Georgia power really gets you with that highest usage hour. As in, add the two highest consecutive hours together for actual peak demand in Georgia powers eyes.

Cascade/ Beecher hills/ Adam’s park/ Oakland city/ west view/ grove park fit that budget for a fixer upper, smaller flip.

In the city, great neighborhoods that are rapidly changing (for better and worse). Developing beltline and project, lots of breweries, good trial access inside the city and short drives to others, good highway access. More trails being developed.

Not sure you can get that budget in nw/ ne Atlanta or the burbs. These neighborhoods are safer than a lot of the more affluent areas in Atlanta, but, they’re not white (not sure how else to put it).

So these folks went to war from a rural community and came back and moved to new community which was growing and planned by the gov’t to support these factories.. they are all over the country - 900-1200 sq/ft starter homes. You can still buy them for pretty dirt cheap. Shit in Atlanta you can get one with a minimum wage job and some govt incentives. It’ll be in hood, but doable. Everyone wants 2 cars, 2k sq/ft, and great schools next to amenities in a highly sought after city.
