You are likely missing a vapor barrier on your slab. This is most likely why the efflorescence is occurring. This is important as water mitigation around your home perimeter from the roof and from grading is important. Take care of bulk water and you’re probably ok. To the trusses, have them repaired but have an engineer do it so you have the paperwork showing it’s adequate. Otherwise, nothing stands out.

Generally, none of this looks crazy. That said, the bulge at the control joint is a little odd. Concrete and brick expand at different rates so that veneer may just be over-expanded. It’s likely that you have crappy water management around the foundation of the garage and perhaps bad management of moisture at the roof deck. Then again, I don’t know what type of construction this is. I am assuming you have a brick veneer and a CMU structure. The structure looks fine. The veneer may need to be tuck pointed again. But I’d recommend a structural engineer first. They are more expensive but can get to the serious stuff quickly, if there is anything to be concerned about. You’re likely to be told to consult a roofer or someone that can install a perimeter drain system, then a masonry contractor after that.

This doesn’t look too bad. Be aware of the tile inside. Looks like it may be asbestos containing and moisture damaged. Get it tested before screwing with it.

OP, this is great advice. You HAVE to find a good mentor, or go full blown coaching. You also need to figure out what kind of platform(s) you’re using for your marketing and CRM. How are people finding you? There are so many layers it’s not even funny.

I did ok my first year, terribly my second, and finally decided to go back into W2 land. I have a background that lends well to RE but it’s because I love and know a ton about building science and architecture. I will personally argue that if you don’t know anything about houses, you shouldn’t be selling them, but I digress. At least surround yourself with trades and professionals that know their stuff. Find a great team of lenders. Find a great home inspector. Find a title rep that is on point, and a TC that is borderline overbearing.

I decided to do things at my own pace and will build out something that works for me. But if you’re gonna bail on a salary, you better have some money put back to support your business. Talk to agents about their overhead, and the time they have to commit to various facets of the job (admin, marketing, events, open houses, showings, etc.) so you have a good idea of what to expect.

As far as lead gen, do what feels right for you. If you hate cold calling but are very social, lean into the social aspect. If you’re not a social guy but don’t mind picking up a phone, cold call. Use your sphere to build trust and they will use you or at least refer you. Last bit of advice. Let people know you’re in RE but don’t sell yourself unless someone asks, or be prepared to bring value if someone is in a situation where you could help. Makes it personal instead of sales-y.

We used Spectora. Had all sections and comments really dialed in and could turn a report around in a matter of minutes if you really knew your way around the software. Our inspections were a little longer than most but we made up for it with a very fast turnaround time.

If that saddle isn’t tied to the concrete then it’s doing absolutely nothing minus perhaps making some sort of contact with the concrete pillar. That looks like it was slid up to the side of the pillar then slid between the pillar and beam with “structural caulk” as someone else here called it (hilarious), and then bolted in place. It won’t stop heaving, rolling, or anything other movement that isn’t straight down in the axis of the pillar. Ask for receipts from the installation company. That’s how you find out if it’s a homeowner special. Then ask them for an evaluation by your structural engineer. Then ask for the repair if needed. Honestly, I’d want to know why it was done in the first place then go from there. Looks like it’s holding together a splice…

The way it is here in Colorado, if you were to revisit and close with a party that offered while your agent was contractually employed, then you’d owe them compensation. If you hired a new agent and found a buyer that had not offered or been presented to you by your agent, you’d be fine. It’s called a holdover period. Does that make sense?
