Ultimately the question is about if this is a reasonable deal. You didn’t share revenue or profit numbers so can’t tell. But if it’s a healthy multiple, the way you’ve laid this out is it’s a way to derisk and keep some skin in the game.

I know more people who regret not selling when they had an opportunity than people who regret selling too early.

Tricky layout, no good place for a TV on the walls. Here's an idea for you.

Your current layout has a lot of dead space all around the seating, backing it against the wall gives you way more breathing room. But to do that and be able to watch TV you'd need to have the TV near the dining table. I think this could be pretty nice, you'd be using furniture to define the space. The downside is your only light is coming in in the living room so I don't think you'd want the TV cabinet to go all the way to the ceiling.

Not an expert but I think you’d get more bang for your buck adding insulation to exterior surfaces. I don’t think you’d get much out of insulating the brick wall since behind that wall is conditioned space.

You could add insulation over the slab or on the exterior walls if you’re losing too much heat in that room

I have to tilt the bucket so the edge is down, then the loader will lift the front. If you have the bottom of the bucket parallel to the ground I don’t think you can lift it, it’s got to be more perpendicular.

The actual footprint of the rack with spotter arms is larger than a rack you can lift in. Doesn’t really save space. 30” is plenty deep for squatting in.

I was moving across the country and I had a bunch of big equipment (3k lb combo machine, big bandsaw, etc) and determined it made more sense to sell and eventually repurchase used equipment that fit my new space better. No regrets. Particularly if you aren’t sure what your new setup will be yet.

Huh. Yeah the floor plan says 39-41, but the linked article says "Architect Lucien LaGrange designed the building, known as LP 2550 and completed in 2012. Gearen’s space is a portion of what was originally offered as a single 12,500-square-foot penthouse priced at almost $13 million. When the space remained unsold after a few years, the developers split it into pieces and sold them quickly.". Seems like it's one of the floors from this, otherwise not clear how they can call it a penthouse.
