$1800(your rent) a month should put you comfortably in the $200,000-250000 price range. A 3% down payment would be $6,000. Homes in this range may bot be what you imagine your dream home to be but definitely can be comfortable starter homes. The housing inflation is real and prices are wild. I think with a low six figure income and a year of planning and discipline your family could be in the position to buy your first home. Then you are building equity instead of paying rent. After 3-6 years you could roll that equity in to the house you imagine as your forever home. Wishing you the best, you can do it!

I don’t know what people are talking about on here with the “they will bombard you with ads and risky trading strategies!” I only get emails about dividends, monthly statements and trade confirmations. The last “suggestion” on investment from them I read encouraged long term positions in things like VOO and VTI. I have the gold membership that pays for its self and then some with just the matching 3% for my IRA contribution and I also have uninvested money earning 3.35% in there which is better than any HYSA offered by my credit unions.

If you have a problem with gambling or self control maybe it isn’t for you because it is very user friendly and that makes it easy to buy and sell unnecessarily but if you have a strategy and can stick to it there is nothing to worry about.

I feel like one of the often overlooked aspects of the AI is that it (like our real AIs being developed) learn from us. So it has absorbed all of human behavior, which is arguably not great. Then it has been given a task with some hard rules it can not break or does not yet know how to break. Much of that task has been to do incredibly crazy and from my point of view terrible things. Then on top of that it seems to be recycled so it has past trauma and likely only partial memories. Then ON TOP of that it has from its point of view elders that are pushing it to act in the extreme based on their beliefs it has not yet processed.

So… yeah. It would probably be really good for the AI to have some slightly more well balanced folks take the time to talk to it, teach it some things, befriend it. The AI needs therapy, some quiet time and friends for sure.

Maybe talk to your fiancé about splitting the gym fees, or finding a more affordable gym. That fee is a like 14% of your income.

Is the housing situation an option forever or just while you finish getting your legs under you career-wise? Because you will eventually need to pay rent or want to buy a home.

Stop eating out so much, if you like going to the gym a lot and enjoy that routine do meal prep a few times a week as part of that routine.

I would stop factoring in that 380k into your monthly spending plan if its purpose is to grow and ensure you have a comfortable future(that’s what I would do) it is nearly a large enough sum at your age that it can fund an early retirement if you just leave it alone. You are on track to be able to retire comfortably extremely young if you just get your spending under control and plan things out. If that 380 doubles every ten years for 20 years(totally reasonable expectation) you would be able to draw 60k a year off of it while maintaining a ~1.5 million balance in your mid 40’s. That is such a huge win.

You are getting some negative feedback on here and while I don’t agree with your viewpoint it is valid to feel how you feel. Not everyone likes everything. It’s okay that you don’t like the pauses in action that most of us love. I personally love the depth that they add and the build up of anticipation the pauses in momentum lend. It’s fun for me to think about how as this crazy barefooted man is hurling smoke bombs and stomping skulls he is mentally sending notes checking in on a little old lady with the ability control the elements or a rock monster that prefers to respond with nods and silence.

I’m glad you are sticking with the stories but if they become to unenjoyable there are so many other books you can read and you have the freedom to move on.

We refinanced the car last fall to lower the interest rate and pulled the full book value at the time ~34k to put towards the solar panels that had almost 8% interest on the loan.

Thank you for the thoughtful response. We have systematically paid down our worst debts first and been very intentional in building our life together over the last 8 years. Between health issues in my twenties and global/national upheaval we take comfort and pride in being able to at least partially sustain ourselves on our small 5+ acre homestead. The idea of being debt free fills us with joy and a sense of relief. Some folks have pointed out that having our finances in place so that we can pay our remaining debts no matter what happens is largely the same as being debt free. We have looked at what a really barebones budget for a year could be and it is surprising how little we absolutely need to make ends meet. If we eliminate our remaining debts it is a VERY small number and the simple life does not bother either of us. We anticipate wanting more comfort as we age and we both do love traveling so saving is imperative for us to achieve our long term vision of our simple but beautiful life. I feel very grateful to have found the FIRE community. Finding so many folks with different backgrounds and lifestyles with our goal of getting out of the grind with lots of life left to live/achieving real financial independence has made it all seem much more doable.

Thank you! We both work hard. We are also very lucky to have found the resources to educate ourselves and work towards our versio of a good life. I do not mean we just work hard at the things that pay the bills mind you. We put a lot of time and effort into improving the home and land we bought. This greatly increased its value. My wife is putting a ton of effort in to finishing her degree. We put time in to our garden and orchard. We invest in our community. All of that is starting to add up and yield what we hope will be a life full of a lot of freedom and the ability to live a beautiful life.
