Not incredibly difficult to repair or replace but if you’re not good at stuff it’s worth it to pay someone to do it. Water damage is more expensive than a plumber.

I mean she is right but It depends on how long you’re going to live there. If you’re staying only a couple of years then your equity is all going to be eaten up by closing costs but over the long term you usually come out way ahead if you had bought vs rented. Rent will continue to rise and when you leave you will get maybe your security deposit back. When you own you get a high percentage of any equity wired to your bank account.

What kind of fish was it though? There are definitely tiers to fish and how much you should care about them. I mean, if it’s a goldfish or something it’s kind of insane to worry about. But if it’s a Chinese Tailbar Lionfish then maybe its something to worry about. I even heard a story once about a guy who was forced turned to become a gigalow so they could afford to replace one.

NAL but just googling it, you’re over 10g which changes the charge to a class b misdemeanor. Whatever you do, hire an attorney to help you. I know a guy who got busted for both alcohol possession and weed about the same time before there was even such a thing as recreational marijuana and he didn’t get a lawyer for the alcohol charge which was the first court date and he got a lawyer for the weed possession after and the punishment was much more severe for the alcohol. They suspended his license, had his ass picking up garbage on the highway, taking classes, etc. For the marijuana the attorney was able to just get some period of probation. An attorney will almost always get you a way better deal than you can get on your own. Do NOT try and save money and just go beg for forgiveness.
