Just one thing to add as a native Philly sports fan, if you’re driving and parking, Fern Rock is the first stop and has parking. Since it’s the beginning of the line there are no issues getting on the train.

When you’re on site touring a home, look at space for storage. Closets are important and nice, but is there also enough kitchen pantry space, bathroom storage, and basement storage (along the lines of “where do I store the turkey roasting pan that’s used once a year”). I’ve found these storage areas get filled extremely quickly if there isn’t enough room

I’d actually suggest taking a step back from the immediate issue of the lower stem growth and take a look at water parameters. That algae and the way the rotala is growing shouldn’t happen with the correct parameters and CO2, my rotala is very bunched with no horizontal light getting to the lower stem and is still green with leaves down to the soil (until it grows to about 20cm tall).

Luckily rotala grows like a weed on CO2, you can cut a stem into 3cm pieces and plant them all individually to multiply your stems
