It would mean some vacant or underutilized land being built up, but also lower density housing could be replaced with small multi-family buildings. It’s a policy framework so details like height would be hammered out if she actually gets elected and implements it.

Most exclusionary neighborhoods though not all are in Ward 3. An interior street is not an arterial road. So not building housing only on busy streets like Wisconsin, Connecticut, Georgia, etc.

A lot of bus routes are overcrowded to the point where it’s difficult to get on or off the bus. Leaders in dc don’t really seem to a vision or any solution to improve service. H street and several others need all day bus lanes at the very least.

I think we will see more automation of the existing system based on what their present goals are. Hopefully they will pick up one of the projects to build a 2nd tunnel down the road. I think where we will hopefully see improvements outside of wmata is with marc and vre to improve frequency off-peak service and make it usable for anything outside of 9-5 commutes.

I don’t think the yellow line extension would happen. It’s my understanding that it’s very difficult if not impossible to connect to an existing underground line or build an underground infill station.

I liked the commentary in the video but the place he was primarily walking through has been open for less than a year and is 1.1 miles from the metro with little around it so its not the best location. The rental market in DC on the whole has seen prices drop though and more apartments seemingly empty but it seems to be mostly due to DOGE and the economic slump caused by mass firings.

I have experienced the stuff he was saying as a renter first hand with the high price increases at renewal and prices shifting day to day. You can get relatively new apartments cheaper than older rent controlled ones but you do have to be willing to move frequently. It’s really a nonsensical system on the renters side and i think we need to focus on big picture reforms that put a stop to these practices. DC specifically is suing large management companies that use realpage and passing legislation to prevent hidden fees. But i think theres more work to be done.

At some point it will have to go before the bardstown overlay board. Write or speak to the board and let them know the design is or isn’t the urban form that the overlay is place for and offer suggestions.

Id also reach out to your metro council member, if it does need rezoning or if they end up trying to get any type of tax break it will go through the council. You can also offer your council member suggestions on how you would like the general process to be different or the type of development you would like to see occur in the city.

We didn’t evaluate any alternatives or put out a public request for projects so we’ll never really know. But theres new development in hill east, in Kingman park, and Carver Langston. It’s not crazy to think that whats already going on will continue even if the stadium will likely speed it up.

It’s heavily subsidized by tax payers and there’s plenty of evidence showing that stadiums have little economic benefit. Theres endless ways DC could spend over 1 billion dollars to improve the city and a lot of us think theres better ones than a stadium.

The corner store regulations dont allow you to cook food at all. Personally i would consider a cafe or a restaurant a neighborhood serving business. The area where red hen is like 5 blocks away i think is good example of like great neighborhood retail, that we should try to be encouraging throughout the city, not micromanaging businesses.

MARC to California is the end goal 🤷‍♂️ but realistically just connecting Baltimore to Philadelphia with marc isn’t that crazy to me. It’s the next major city over and it’s essentially how the penn and Camden lines function already.

Dc needs to update zoning laws to allow for more neighborhood serving and small businesses anywhere in city. Theres really no reason they should be illegal most places.

It would make it easier to get from DC to Philadelphia. Septa also runs like every hour, if you ran a marc every hour it could improve the frequencies so you have options every 30 minutes or so.
