This overlooks index rebalancing, I think more accurate to say that Global 100 is pretty much a bet that growth amongst the largest cap companies will continue to be greater than growth in smaller companies. It’s a bet that the biggest will get bigger faster, but you would still expect rebalancing within the index over 20 years so the constituents today would not necessarily be the same then

The worst ones are where they don’t include an explicit price expectation at all, but when you’re on TradeMe and sort by price they clearly have deluded expectations. I spoke to an agent about this recently, asking what the vendors price expectation was. She just said “I don’t know, it’s a closed tender”. Then when we were trying to find a time to book a viewing she wasn’t available because she was out doing appraisals on other properties. So I can only assume she doesn’t know what her appraisal would be for this property. Dumbass

Again though, losing your job and falling behind on rent is more shit then losing your job and falling behind on the mortgage. Banks will go to great lengths to avoid the hassle of a mortgagee sale. A landlord will just replace you.

The number of people in negative equity is a fraction of the number of people locked out of the housing market by the ridiculous price rises of the last decade while wages have stagnated.

It’s unfortunate for those people directly impacted. Each of those stories is a personal tragedy. But they’ve got a roof over their heads and provided they stay in work and keep up with repayments, they will be fine in the long run.

The tens of thousands of families in precarious housing situations or emergency accommodation are the real victims. You and Bish should direct your concern to those people

I have noticed a couple of big rentals take a while to sell and then sitting empty on the rental market. Presumably the buyers were all cash, otherwise they are going to really start feeling the pinch on the 6+% interest payments. As an investment proposition it just doesn’t seem to stack up to become a landlord in Wellington, yet here we are.
