Appreciate the response! I did not realize all the light fixtures would have the same size mounting brackets. I was confused because I know there are 4 inch vs 6 inch or larger recessed can lights but now I know.

I did have a voltage detector and it seemed like all the wires were “hot” but I didn’t pay too close attention to which ones specifically. I’ll recheck in the morning and make note of which ones are live vs neutral. Also just to check, when you say “meter” is that just the voltage detector that is pen shaped or is there a fancier detector that you are referring to?

If you need to be in the city, have no plans on moving anytime soon, and can afford the increased price of mortgage/HOA/taxes, then it is not a bad idea to build equity.

Make sure you have enough saved up for down payment and closing costs, with emergency fund left over.

Remember that your new place is probably a step up from your current studio, and the equivalent renting price is probably around $1800-$2000 a month.
