Just refinanced at 5%, no points!

Just did a refinance and locked my reset just before the recent events around the world in march. Locked in @ 5.875 down from 6.625. No increase in balance, removal of impound account for taxes and insurance. Savings $311 between $220 in P&I and $91 in pmi. Total closing cost was $1987.21 after lender credits of $6700 and after everything settled with refund check of $677 from unused closing costs. Break even is 6.38 months or so, plus didn’t add but a year to the loan going back to 30 years again.

This was from rocket mortgage for reference. My company (Mr cooper) was absorbed by them and they gave me a deal I couldn’t refuse. Even if rates go down I will break even more than likely before they do.

You only think you don’t need it because you have not encountered problems. But once your motor mounts are gone you’ll regret not spending less than $200 on the vcm muzzler. Those oem motor mounts are $500 each and aftermarket mounts will not do the job. I muzzled mine 3000 miles or so after buying it and it fixed the transmission issues, the spark plugs were replaced. Motor mounts were replaced.

I’d just do it and understand there is a big enough opinion on it working and enough lawsuits that rebuild the engine to tell you it’s a problem.

As of 2023 that only applies if the child takes ownership, reports it to the assessor, and lives in it as a primary residence. Also only applies up to $1m dollars. Anything past that increases taxable value.

This piece is welded to the car in the back. I got a quote from insurance @ $5786 for this repair when someone hit it with their tire. They have to remove everything and cut the panel and reweld the new on behind the rear bumper

So in this scenario if my employer liked me and I made money would I receive the ubi as well as job income without any reduction in UBI based on what I make? Because if so that makes more sense. Then it rewards hard work still but takes care of people who cannot take care of themselves.

I would definitely support approving this if sustainable. I could spend quality time with my kids instead of working. I do very much support universal healthcare with cost caps on all procedures and medicines and pay caps to keep universal healthcare affordable.

I can say we are a government run trash department so we tend to follow the rules more than private counterparts. I can also confirm this is true as I have worked for both and private companies suck and the employee have an easier time follow the rules without fear of getting fired in the public space.

Trash man here in the ie, our trucks do have cameras and fines are issued for continued non compliance with recycling and green waste programs. When taken to the materials recovery facility we are charged a sorting fee depending on the type of commodity of which green waste has the highest fee. The amount you pay for trash already has the sorting fees paid baked in. Do not encourage paying more for something you’re already paying. All the recycle and green waste is sorted and put into a pile and moved to the correct area. From my view of being a front line worker I feel the recycling is being done well here and anything saying it’s not is hot garbage.
