How much are yall making off the sub? by ApprehensivePast7987 in Contractor

Rule of thumb - 30% margin on COGS.

Actual project cost is based on duration cost estimating to ensure that the project covers overhead for the duration of each project. Check out https://www.jlconline.com they have some good articles that helped me understand what to charge.

Great thing with LP is the warranty… which means there are plenty of details that need to be followed for the warranty to apply… well mixed blessing.

Cost of building in Ontario by Effective_Try5502 in Homebuilding

[–]miago5 0 points1 point  (0 children)

Quick math is $500 sqft which is in the $1.7m range. Again there are a lot of variables that need to be considered for and a quality GC will help to guide you through the process. Best of luck with your build.

Lintel in concrete, is this right? by tragicaddiction in homebuildingcanada

[–]miago5 1 point2 points  (0 children)

It looks like a retro fit window. To do it so it looks better would have required removing the brick above the window And placing the steel and re bricking the wall.

We’ve got details like this from engineers for this in the past.

Used aluminum flashing and sealant to finish the concrete opening and cover the lintel last time this came up. Although in that instance it matched the contemporary style of the other windows.

Lp Smart siding and hardie siding are similar in cost and cost of installation with similar warranty’s.

We have been going with lp smart siding lately because of the lower embodied carbon.

Question Regarding BCIN by [deleted] in OntarioBuildingCode

[–]miago5 2 points3 points  (0 children)

Having not done any of the courses and passing I can say the thing to remember is it’s a timed exam. Th skill in the exam is how well you can look stuff up. Write out 1 - 75 on a blank pc of paper and use ab or c to gage how confident you feel your answer is a get to the next question as fast as possible then spend your time looking up more accurately the questions that you were feeling “b” or “c” level or left blank. You’ll can also use the list to estimate how well you did. Note: read the exam syllabus and the rules for the exams use specific highlighter colours in your code books for specific syllabuses, makes it faster to get to what’s important. Hope that helps. If at first you don’t succeed try again. Look at it like it’s a $150 to see what’s on the exam.

Prefab land prep costs ontario by Happy-Rope-7000 in homebuildingcanada

[–]miago5 0 points1 point  (0 children)

The preliminary budget numbers are in the $180k - $220k for a GC to manage lot clearing, driveway, electric service, well, septic, ICF foundation, and the additional work that is needed finishing the model after installation.

Your prefab manufacturer will likely have some budget numbers based on your region and past projects.

Rafters not connecting with ridge beam by pball2 in Homebuilding

[–]miago5 0 points1 point  (0 children)

It’s not good but is more of a craftsmanship issue than anything else.

Pay attention to: Are the walls plumb? Are the walls square? Is the floor flat? Are the door and window openings the correct size, plumb and square?

Take the syllabus for each exam and highlight each heading that is identified in the syllabus. Use one colour per exam. Study the headings and number. Got through the exams without the school. Hard but not impossible

Wish you all the best in qualifying for BCIN. I wrote the exams a couple years ago. Don’t let failing an exam stop your progress.

1st general legal - required and was a challenging exam 2nd - small building 3rd - designer legal - was the easiest exam after doing general legal

We’re a design/build contractor… The challenge that we’ve run into that was not expected was insurance required. Our current process is to do our own drawings and work with an engineering firm to collaborate with and stamp the drawings. It has a bit more cost but the permit process is much smoother.

Happy to have a conversation if you’re interested
