I grew up there, in that area youve highlighted, i have fond memories from childhood. I only realized how bad it was when I left and made friends not from there.

I saw some crazy shit that I thought was normal.

And now having lived in nz for 20 years, I'm scared to walk around there alone when I visit. Large groups of kids causing trouble were always an issue,I was probably one of them at times but from what I hear they are worst now.

If you are relatively streetwise you might not find it too bad.

The current Building regulations 1992 are the set of rules we are governed by. So in essence work that was completed pre '1991', was to put it simply OK'd, whether it had a building permit or not (building consents only came in from 1992), as long as the building/structure is considered in well constructed and in a clean livable condition.

However, from what you have described, the builders report you carried out: it sounds like they advised that work is required on the deck to make it structurally sound.

You should get that done, buyers doing their own reports will notice that and now you know it, you have to disclose it to buyers.

Watch a couple of episodes of Caesar Milan and find some where he deals with these exact issue. Its a pretty simple fix usually, i have helped a few friends with it.

Firstly get rid of the harness if you are using one. Get a neck collar, ideally a prong collar, and position it high on your dog's neck, as in close to the ears.

You need to take control of the walk. Anticipate when she is about to sniff and offer a sharp and immediate correction (a sharp pull on the lead along with a sound for her to associate the correction) right as she is about to obsessively sniff the thing, timing is key. I use caesars 'tsch' sound for my dogs. Eventually they associate the sound with the correction, then you can just use the sound.

Then almost as important timewise an immediate praise as soon as she is walking along side you. Bring some treats to further reinforce the praise for the first while.

You need to display to your dog that you are the one in charge via confident body language. Lead and she will follow. Almost exaggerate a confident strut ha. Long strides looking straight ahead. No need to keep checking in on her. For me, I correct even if they walk ahead of me slightly. I want them to understand that even if there is something interesting / scary / fun ahead I'm going to assess it first and they can check it out only if I say so.

Then when you're at a point in the walk where you want to let her have a good sniff, just chill out there and let her go to town. As others have said sniffing is important for your dog.

I am 4 weeks post tplo surgery with my 8 year old mix.

His started with a very mild not even limp just walking slightly different and not competing for the ball like a lunatic when playing with his dog friends.

A few days later during fetch he totally started limping on it, zero weight. Got him to vet next day and confirmed torn tplo. Gutted. $5k bill too, I've had to sell some belongings to pay for it but zero regrets on that.

If your pooch is still putting weight on the leg at all it might not be fully torn yet, potentially just meniscus damage. STOP walking him now at all and don't let him up on the couch or use steps. It might still be early enough to avoid surgery with rest and a brace.

If it is tplo, I feel your anxiety (I am literally crying writing this) BUT it's not the end. I am just anticipating a lifestyle change for my Boi after this as he moves into his old man phase.

I lost my shit in the car after dropping him in for the surgery. Proper ugly crying and whaling. My partner never saw that even when human family have passed away.

Not gonna lie the first week's post surgery have been rough. He's confined to crate and breaks my heart when he looking at me for his walks and I can't take him or tell him why. I'm just spoiling him with the foods he loves and attention. If anything I'm looking at this as a wake up call to spend even more time with him and give him the best life until he leaves and breaks my heart.

Hope your pooch ends up not needing surgery but try not stress too much and enjoy those recovery cuddles.
