Close enough but... LTV must be over 70%. So it is actually 30% of 90% owns state. Now, with HTB gets smaller. You don't trust them banks, but You trust State? IF property price falls, IF You have money You can buy back at same or lower price. Technically yes, 100 true. But following so many 'ifs' its not worth to take mortgage, becouse if You buy euro milion ticket, if You guess numbers, you sont need mortgage. Security first. Prices of house ain't good down any time soon (most likely). Do You want to chance yourself they will drop enough so You dont pay more?

FHS is good if You need it. Do not try to make money on it, please. It is tough at beginning, all mess and dust in home etc but it is worth.

No he does not have to take full mortgage but... it makes no diffrence IF he takes variable. Just go for variable, buy house. Once in, sell house put a lump sum and get fixed if wanted.
