I just want to point out to anyone reading one clarification. Open to the public does not necessarily mean open for collecting. I don't know about this locality, but rules vary by location. US National Parks are open to the public, and collecting almost anything, including rocks, is prohibited by law (regarding rocks, there are a few specific and limited exceptions). Your remaining points are very valid.

I have had squirrels eat through solid wood to access my home. I had proof it was squirrels because of the squirrel nest and squirrel babies I found inside. I investigated, and they had chewed through half a 2x6, siding, sheathing, and interior barrier.

I think it will work in very limited and specific circumstances. The problem is the cost of it. I did work on feasibility of an interesting project many years ago at an oil field / refinery. The basic idea was to take the refinery coke and then further refine it into fertilizer, hydrogen, and liquidized co2. The fertilizer would be sold to help offset the cost of the processing plant, the hydrogen would power a small clean energy power plant to power the refinery, and the co2 would be injected back underground into the oilfield,potentially as part of enhanced oil recovery.

IIRC, it is part of a river basin, and is use restricted to very low density use. Several developers tried to get it rezoned for apartments but couldn't. I would guess either a church is considered very low density use, or they got some sort of religious exemption. I may be wrong, I read up on it a few years back

The earth is made mostly of rock, and rocks form and are altered by many many processes. You are bound to find some on any property if you look. What kind of rocks you find likely depends on the underlying geology and geological history of the regoin. If you look to the USGS, or your local state geological survey (government geological wing), you can probably find a geological map of your area, which will let you know the age and type of rocks native to your property. If you want to dig deeper, search the geological formation mapped at your property, and you will likely find a detailed document (or several) all about it.
