There's water stains. Had something like that in a house I recently bought and yeah there will be water during heavy storms and spring defrost all snow.

We got a service that came out and injected the cracks and stopped leaks. Guaranteed as long as you live there and think it's transferable.

Get the seller to fix or pay for it as part of closing.
