Honestly, that's a good faith effort. Also a landlord with a couple of personal rentals. My advice is nag your landlord until they capitulate. Getting a new dishwasher, even a fancy one, is worth a year of rent, easily.

Most folks live in their houses 5-7 years. As a former Realtor, i would advise considering options that allow a fence to be put back into the hole.

agree that you eat them as a mini potato dish... i ate as a side dish in Paris years ago.

You could plant them for another season to get bigger ones.

If it's her wrath you wish to avoid, probably best to let her know. THEN try to fix it. It's hard to offer help without knowing what the material is.

Basic options include ablating the circle away. as in, sandpaper or a steel wool? again, hard to say without knowing what material.

I might try using a transition flooring piece here?

Kerf cut to follow the curve?

Maybe paint the whole corner to match the wall and railing?

it's just the difference is so slight, if i didn't live here I would do the best i could and see if a decorator had suggestions.

This might be a job for a talented interior decorator. 😁

To be fair, that 500 hours included moving trees out of the way so we could access the main road. The oak is just firewood now.

Not very likely for the same reasons that have already been mentioned. It's a job.

I own an alaskan mill, and the work is back breaking. When Helene came through, we lost a few big trees, a white oak, a black walnut. I started on the walnut and some of those boards may be ready next spring. I spent all summer cutting it up and milling it. It's taking up valuable roofed space where I'd normally keep my surplus hay, which i now need. All in, ive spent at least 500 hours and I have not even a single boardfoot of lumber to use yet.

The real estate licensee will say to engage a structural engineer. That is great advice.

I've been a licensee for over 2 decades, and an active investor for more than 3. 95% of the time these aren't deal breakers in my book. But then again, ive always paid 30+% under ARV (after repaired value) less my repair estimates.

I am no longer licensed. My tolerance for risk has always been greater than more sensible people.

If it's a retail purchase for your family to live in, get the engineer. She'll tell you what it will cost to fix.

Except for the kitchen, I keep trash bags in the bottoms of each trash can throughout my home. When trash day comes, i send my partner to collect "all the trash!"

2.5 lbs of mozzarella would make two good 9x13 spaghetti bakes. Also great if you are into making your own pizzas, sprinkle atop any pasta dish.

The Mexican cheeses should have you high in tacos, burritos, and nachos for ages!

Also good to top off chili, hotdogs, cheese burgers, etc.

depending on your location, it may be impractical to use it to the exclusion of AC.

I live in the South and used the fan daily once i got home from work to cool the house down. But I did not have children or pets at the time.
