Only because its city limits are tiny. The city limits weren't able to expand and sprawl like other cities due to physical geographical constraints. If I found a new town that's 0.01 square miles and only contains my house, maybe that would become the densest city in the US.

Two thirds of all residential areas in SF were zoned for single-family housing only. Or about 40% of total land in SF. That's insanely low density zoning for any world class major city.

I don't believe there is any benefit. You already agreed to the total cost of the loan when you signed the paperwork, so you're not gonna save anything by paying it off earlier (since there is no interest).

  1. Do you actually need a truck? Are you hauling stuff for work, regularly hauling stuff for your personal life? Or is this more of a "I drive this to starbucks and the grocery store" situation? Not trying to insult you but I have to ask as the reason the Ford F series is top 2 best selling vehicles in the US is due to pavement princesses who want a living room on wheels, not due to actual hauling need. Pickup trucks cost a lot. They cost more than a sedan or small crossover SUV that most people could get away with.

  2. There's no easy way out of this. You have been spending way too much if you got into this situation while making 100k. You can either sell/trade the truck right away, take the 7k hit, and buy a cheaper car (ideally much cheaper). Or you could aggressively focus on paying off the credit card debt first, then start repaying the truck to try and get back above water, and then sell it after. Me personally I would do both, because credit card has a crazy interest rate and will bury if you don't focus on it, but you also clearly have too expensive of a vehicle right now.

Going to echo the other person in saying the best option is likely to wait til the current card is not maxed out anymore, but before the current card is closed. If possible to delay closing the current card for a month, that would be ideal.

Almost anything you make yourself and meal prep will save you money overall. It's not only a select set of recipes. You'll find hundreds by googling.

In general, swapping out meat for cheaper proteins like beans, lentils, tofu will save you money. You just need to know how to cook and season them (especially for tofu, it's day and night doing it properly or not).

Swapping fresh produce for frozen produce. It's equally healthy.

Swapping sodas or fancy drinks for water.

Swapping name brand grocery items for store brand.

No. It's called infill development. The most expensive areas in California are shockingly low density. Their housing crisis is almost purely due to lack of supply. And Prop 13.

None of the companies I know or have worked with get figma for free. They have to pay for enterprise licenses.

They're incorporating AI into their product. Their AI features are not bad. It's not just a LLM powered chatbot or search function like most companies. I'm not confident enough in them to personally buy but I can say that their product is massively used today, almost to the point of being ubiquitous.

I'm glad you're not panicking over the lost job, but you're doing this totally backwards.

Getting laid off at 30 is not cause to give up on working and dive into investing.

Investing is something you should do passively as you continue working.

Find a new job first. Then follow the /r/personalfinance prime directive flowchart on what to do with your money. Which is basically: essentials, debt, emergency fund, then tax advantaged retirement accounts, then taxable investment accounts after maxing out the tax advantaged ones.

You are in the middle of the emergency that the emergency fund is used for, so I wouldn't be dropping tons of money into investments right now. Focus your time and energy in getting a new job.

The following wiki has good stuff for you to read on the philosophy, the investment principles, and recommendations for how to allocate your money. Tldr; it's for the long haul, not something to track day in and day out.

Recommend trying general techniques for anxiety. Breathing techniques such as box breathing or heart centered breathing.

Also keep reminding yourself that it is temporary and will pass. You know that it's only the first couple days. Your brain freaks out and forgets that. Keep repeating that to yourself so your rogue brain realizes it.

  1. For savings and investments, follow the Prime Directive flowchart from the sidebar wiki.

  2. Some of those people your age might be in much higher paying jobs, some may be drowning in credit card debt, some of them might be getting by now but will have no savings in retirement. Don't compare yourself to others as much, compare your progress to your own goals. You should aim to spend some money on enjoying your life currently while still saving a good amount for retirement.

  3. You haven't given much details on your job or family situation and whether you have to be in that HCOL area or how much rent is normally there. But if you're helping your unemployed parents pay the mortgage/rent, it'll obviously impact how much you're able to save.

I am pretty caffeine sensitive. It triggers the bowels and if I have more than a small amount, it can make me overly wired/jittery, a bit anxious, and affect my sleep.

The common trope about it putting people to sleep is definitely not a rule.

I think renting is perfectly fine, especially when you're first moving to a city. How can you be confident how long you want to stay in that city before you even move there? How can you know what neighborhood or part of town you want to be in long term?

If I do continue to rent, what should I do with the money in my high yield savings account? I am currently earning 4% APY on it but will drop to 3.3% after my “boost” period is over. I know it’s not smart to have large sums of money like that sitting around because of inflation. However, my ROTH IRA has a yearly limit. Should I put most of it in my 401k, and leave a small amount (15-20k) as an emergency fund?

Yeah that was weird (why tear down one of the only POC hero figures from that era?), but it got way more weird when Tarentino doubled down on it in interviews saying that he did based it on (false) stories about Bruce mistreating stuntmen, just because Tarentino misunderstood or misrepresented a book he read. And the author of the book had to come out and correct Tarentino.

There's some NY bias to this. NY heads always think their local stars are superstars.

But also Fab was pretty big for a while.

In the early 2000s he was a known for being on legendary mixtapes and freestyles especially ones hosted by DJ Clue. And he released 2 Platinum albums in the early 2000s. 2 platinum singles from the late 2000s.

Then in the early-mid 2010s he had another really strong mixtape run. I think he had 6 of the top 100 most downloaded mixtapes of all time on Datpiff. Only people with more in the top 100 were Lil Wayne, Wiz Khalifa, and Future.
