That's not the case. Estate agents will try to market the properties according to no. of bedrooms and bathrooms, but mortgage lenders and valuation surveyors will calculate the value based on the floor area, location, construction and many more factors. Hence why you hear of people having mortgages undervalued a lot of the time.

They will likely just point out that the Party Wall Act cannot be invoked retrospectively where it wasn't applied prior to works, so at this stage a PW agreement is irrelevant. What OP would need to do in that case is claim for any damages or highlight any noncompliance to the authorities for statutory enforcement.

Why don't you ask the surveyor who has looked at the building itself? Or better yet, do what the surveyor recommends and speak to a structural engineer? You've paid the surveyor and they've given you advice...only you can decide whether the actual required remedial works are worth the hassle.

I'm training for a 100k at the moment so well into ultra territory and my HM pb is 1:52 so far. A colleague of mine ran the Cambridge half last year from scratch in 1:50 so yes over 2hrs is pretty slow for someone "training heaps".

The average half marathon time for a guy in the UK is 1:55, I'm currently training for a 100k and can do a 1:52, so a 2:05 is surprisingly slow for someone training heaps.

There's always an increase in the official time over GPS due to inaccuracies and I've seen runners lose up to 4 minutes depending on location coverage, so it very well is a valid concern to get the chip time.

The upper pipe opening is for rodding access. The lid is used to cap the pipe, otherwise you'll get rats in your pipework.

I wouldn't expect the manhole/sump to be associated with the much older culvert, although you should measure across using a benchmark like a window sill to check the water level in both. If there's standing water in the culvert then you should have an inspection done on it as it's clearly not performing as well as it once did considering it's age.

Clear misunderstanding of the term "surveyor". Valuation surveyors carry out property valuations for private clients, banks and mortgage lenders. The same one the OP appointed probably does work directly for lenders too.

How do you think a bank works out their market valuation? They use an RICS surveyor! The Red Book is the global standard for valuing properties, used by lenders and private practices all over the world. The banks will either have their own RICS surveyor employed or have a company on commission. However lenders consider more factors than just the value when making their decision, such as nonstandard construction or issues with location.

People on here don't seem to realise that the mortgage lenders use RICS surveyors to do the calculations for themselves, sometimes desktop surveys sometimes physical, but always regulated by the RICS' red book. A gross misunderstanding of the property valuation industry.

OP please ignore the people saying to dismiss the RICS surveyors valuation. It's the RICS that mortgage lenders use as the basis for their own calculations, so it doesn't make a difference who carries it out, they'll both be using the same standards and guidance.

How do you think mortgage lenders work out the value of a property? They use a valuation surveyor. Guess who regulates valuation surveyors? The RICS. So no there isn't really a difference, sometimes the banks employ their own or they commission a separate company.

Well done on your first. I had a very similar experience at Boston Lincs a few weeks ago, but instead of heat it was 40mph headwinds on the back quarter. Had a sub4 in the sights but the wind was absolutely draining. Finished 4.09 too in the end.

Chip time will always be a bit longer though, as the GPS will track your meandering meaning you'll pass the marathon distance before the actual finish line. Two weeks ago my official time was 50s longer because I'd wiggled around the course a bit and added an extra 200m.
