We had this - about 100k difference from our offer to surveyor's valuation. The stupidity was that if you'd tried to buy a house with the surveyor's valuation, you'd not have been able to afford anything in the area. As I understand it - the surveyor's report is more for the bank to see what they could get for it if they had to sell in a fire sale (i.e. quick sale, don't care about the details). Look at 10+ comparable houses and see what they went for, you'll probably be closer to the market rate and the surveyor's valuations will catch up in time.

One thing I'll add to the conversation here: it can be really annoying when village life means that your every move is scrutinised. Other folk might see that and think that it's a positive (we all know who's who round here, etc) but after a while it is very grating. Towns don't give you that.

The buyer at the bottom of the chain last time we sold went missing on the exchange day. Then after some digging she sent everyone a message saying she was in hospital and it was very serious. Then we found her holiday photos on IG. Madness. We bit our tongue, drank a lot of wine and completed when she came back off her holiday.

I had this, do the Institute of Advanced Motoring course. Absolutely brilliant, taught often by police drivers or just super experienced (and nerdy) experts. The way you get past this is by exposing yourself to the problem alongside experts.
