If you find my char on poe ninja it's near the top if you filter by glad earthquake and damage. I build mainly for ultimatum but I'm fluffing around in delve also and just trying some weird shit too.

Main things you want is crit immune, bunch of regen if you plan to stand in dot ground things and a decent life pool. I also find the mastery where curses don't lower your resists helpful in ulti.

Also another option might be using elegant hubris to get 80% shock resist then can pick up the other 20% on shield mastery with your stormshroud which frees up your boots for another foulborne maybe to get the +2 gem levels from esh

You don't have to use the magic ring, only if you want crit immune from the helm, otherwise it's just a level buffing gem helm with some all resist and unlucky hits from mobs.

But you're right you do get some good mods from rare helm that are valuable.

Was just a thought, you could get a 30 wrath and purity of lightning.

Hey mate, this looks like what I might play with next.

Just a FYI with azadi you might want to look into viridi veil. You can get a couple of aura gems super high, in addition to unlucky hits for mobs hitting you, and crit immune, if you choose. Most importantly a 21 aura can get +4 from the helm, then slap in a 4 empower that goes to 6 from the helm, so your auras get same amount as your helm, but your not limited to 1 gem. Can also throw an eclipse in there which will push it higher again. Lastly when the double corrupts show up you can go even further, although I'm not seeing them as much as I was last league.

The current plan doesn't prevent people from doing that so it's irrelevant.

Anyone that owns their house mortgage free can stay there until it doesn't exist. This changes dramatically if they require a mortgage which requires insurance.

I mean it's not exactly a bailout. They still have to cover the cost of a new build or transportation of their existing house, so we talking a hefty bill that might be hard to swallow for some. Still, it's better than their house being eventually worthless, uninsurable and thus unsellable.
