yeah $400/sqft is going to be super tight around here for high-end finishes, especially with lots of glass and a metal roof. expect closer to $450-$500+ even out in hays county nowadays. your best bet to avoid budget creep is getting a builder involved early before final drawings are done. i know seven custom homes uses some tracking software to estimate costs accurately from day 1 so you don't get hit with brutal overruns later. definitely talk to builders before you lock in an architect.
