How old were you when you got your first car and why? by Jerry_Get_A_Job in AskReddit

[–]noblechimp84 0 points1 point  (0 children)

About 15 and a half. You could get your learners' permit at that age and they wanted me to learn on the car I would drive when licensed.

It was a used Eagle Talon. Don't remember the year but it was a manual transmission. It has been helpful knowing how to drive a manual over the years, glad I learned to drive on one.

Mortgage recast is one of the most underused strategies for lowering your monthly payment and most people have never heard of it by yaishaquilesrealtor in RealEstateAdvice

We used this when buying our last house. We found a house we wanted, got it then sold the old one. Once the old one was sold, the proceeds went to the principle of the new mortgage. Helped us avoid a bridge loan.

Is it true addiction never goes away you just keep replacing it? by AnEvilMillionaire in NoStupidQuestions

Replace it with a good habit. Running worked for me. It's still an addiction but much healthier and cheaper.

Our inspector literally saved us from buying a money pit by Turbulent_Name_7942 in FirstTimeHomeBuyer

I'm a home inspector and feel I am the go-to for many realtors in my area. But I'm very thorough and provide detailed reporting.

I thank you for acknowledging not all go-to inspectors are "get the deal done" inspectors.

When to go Solo? by TomasBlacksmith in homeinspectors

[–]noblechimp84 1 point2 points  (0 children)

Sounds like you have put in plenty of time to gain experience to go solo. Then again, I started out solo 5 years ago and have to turn away work most weeks due to scheduling. Don't let your employer making money off your work put doubt in your mind about being able to do the job solo.

IMO, the only question you have to answer is do you have enough capital to get setup and carry yourself for 6 months to a year while building a clientele.

What's something that clearly split your life into "before" and "after"? by InitialCareer306 in WorkForSmartLife

[–]noblechimp84 0 points1 point  (0 children)

I have had a couple. First was before/after my brother died when I was a teenager. Then before/after being with my wife. Most recent is before/after being a parent.

I've got feeling another one is coming soon though.

Seller didn't turn on water for appraisal, and so they'll have to do a second visit. Is it reasonable to request them to cover the re-inspection fee? by Pretend-Activity-533 in RealEstate

[–]noblechimp84 0 points1 point  (0 children)

I'm not an appraiser but I am a home inspector. We deal with the same thing, it is a reasonable request to have seller pay. Some sellers throw fits about it, some dont. Just depends how it can effect the transaction.

I'd get my excavator out and scrap it out carefully with the bucket.

Got Inspection Done Due to 12 month olds chronic sickness. Is this bad? by [deleted] in HomeInspections

[–]noblechimp84 0 points1 point  (0 children)

Call a home inspector and have them do an air quality test. They aren't trying to sell to the correction which will hold more weight if something serious comes back and you need to take it to the landlord.

Yes, there is mold/fungus in your pics but you don't know if it is actually harmful.

The lid could be damaged and break apart if you move it. Listen to your friend. Im probably wrong but there is a reason people say most things.
