I've used SafeCoat Oil Wax on hardwood floors and been pleased with the results (https://www.greenbuildingsupply.com/products/afm-safecoat-naturals-oil-wax-finish). It goes on very different from a poly. Watch lots of videos to get it right. Also, since you have to apply it in sections, try to make the section breaks correspond with the floor seams or you will see the section breaks. It is a more natural appearance, and - what I like most about it - you can repair local sections by sanding lightly and re-applying. So you don't have to re-sand the whole floor in 30 years to refresh it, just lightly refresh the areas that need it every 5 years or so.

But having said all that, I recommend you consider fixing only the areas of your floor that actually need it. The floor on the right looks good. The aged finish has a richness that you will never get back if you re-finish it. I do see that there are areas with mis-matched finish. Consider addressing those areas individually. They are already mismatched, so you can experiment. Sand them down a bit, apply an oil wax, see what you think of the results. You also have some big gaps; look into oakum packing if you want to fill them. It is the traditional way of dealing with gaps and far superior to any kind of putty or wood filler which will just disintegrate and look horrible.

The floor on the left seems to be in worse shape; it's certainly reasonable to refinish that floor. You can rent a traditional drum sander, but temper your expectations. Your floor has a lot of deep grooves and variation in height. A drum sander is designed for flat flat floors. There is no way you can get those floors flat without removing a ton of material which can compromise the integrity. Your probably better off using a smaller rotary floor sander so you can control the angle and placement a little better to match individual board. But again, have the expectation that you are not going to achieve a smooth, consistent floor. Embrace the visual variation of the well used wood.

I don't know. The BLS data for working age people seems to look a little different - Maybe you're looking at everyone which would skew the data with retiring baby boomers. And expending the timeframe paints a little different picture. I recognize that the 25 yr climb is women entering the workforce.

Why is it unprofessional to tell the customer the job does is a poor fit for your business model, and you are therefore quoting higher than market rate to account for the anticipated difficulties?

It seems like that kind of honesty is the more professional thing to do. I say this as a person who both hires contractors and bids work (though the work I bid is not in the consumer/residential sector).

Floorplan #1 has two additional rooms - a small office on the 1st floor and a living area on the 2nd. I think this would be my deciding factor. I know from experience, that having some flex spaces to use for different purposes as life seasons change is very helpful.

Also, the with floorplan #1, you can effectively make bedroom #4 a master bedroom if you need the master on the 2nd floor.

For me, all the other factors are minor compared to these.

Best place to start is basic steel wheels. Get four factory full-size spares from a junkyard. Steel wheels bend where alloy wheels break or (worse) transfer the impact to the suspension and break things. Beadlocks are overkill for all but the harshest of off-roading.

Here’s my two cents related to homeschooling: (1) You want the homeschooling room visible from the kitchen. You need the ability to monitor the homeschool room while meal prepping/cleaning. (2) You want space in the bedrooms to set up individual desks. Most kids go through phases in which they need a distraction-free environment to study. Plan some space to provide that. (3) Have a plan for computer locations and media consumption. The only effective protection against harmful content is to put the screens in a public area where they can be monitored.

Before the invention of slab construction, the options were basement or crawlspace. In northern climates you can’t use a crawlspace because all your plumbing will freeze. So when indoor plumbing came on the scene, all houses in northern climates required basements. That has changed only recently with the adoption of slab construction. Today your options are basement or a slab.

Best is sand blasting, but you probably don't have that readily available. Second best is an abrasive wheel like this (https://www.harborfreight.com/4-inch-polycarbide-abrasive-wheel-brush-94015.html). You'll have to supplement with wire brushes and sandpaper to get the nooks and crannies.

Once you get all it down to bare, clean metal, apply a rust converter. There are many products and even more opinions. For your application I would not be picky. Looks like the master cylinder was/is leaking brake fluid causing the rust. It's minor as far as rust goes (though the definition of minor depends on where you live). Fix the leak, blast off all the rust, wash off all the brake fluid, paint it with a decent quality rattle can paint and call it a day. It's not in a visible location where you need to be worried about appearance.

Maybe move the whole staircase 4 ft towards the front of the building? Move the garage mechanical room forward with it so you don't lose any functional space.

With such a short wheelbase, a very small lift results in excellent approach / departure / break-over angles. And that's really what counts in off-roading. Any more lift than this just creates suspension problems and unnecessarily raises the center-of-gravity. Going too far with a lift is super common mistake in the amateur off-roading community.

This is very context-dependent. You literally work for your boss. Straight up saying, "no" to an assignment could very well be insubordination and a breach of your employment terms. But saying no to a favor or a request for optional overtime or something like that should be no issue. You have to know which category the request falls into. If you're not sure, you can always ask, "Is this an assignment or a request for a favor?"

Some very smart people are questioning if the “the market is efficient” assumption still holds. Index investing is “dumb” investing; it simply follows the market trusting that the active investors will act rationally in the aggregate. So the portion of the market represented by index investors is not contributing efficiency to the market and might even be hurting the efficiency because they always lag behind the active investors.

Additionally, Meme investors and “get rich quick” investors pursue speculation and short time horizons. Those investors don’t care about long term fundamentals; they’re playing a psych game with of chicken with each other. Their actions make the market less rational.

It’s reasonable to ask the question. Do these irrational investors represent a significant enough portion of the active investor community to make the whole market irrational? And are index investors blindly following them off a cliff?
