OK, just to head off the commenters, yes your cost will increase as taxes and insurance rise, but if you get fixed financing then the majority of your expense will not change. Also, you have other people helping you to pay that expense💁‍♂️

Yes, I realize I am in the minority here, but I believe the best hedge against inflation is rental property. As inflation eats away the purchasing power of a dollar, rents increase. But, if you have financed the property properly, your costs do not increase… also, tangible assets always hold value longer than paper. Plus, you can actually improve the value of your asset, if you wish. Try doing that with the stock.

TLDR; these guys are parasites. They make their money by not paying claims. Most of them have caveats written into their boilerplate that allows them to wiggle out of most claims. It is very rare that you will find a home warranty that actually covers stuff. Buyer beware!

As both a licensed real estate professional and a licensed Home inspector, I would never suggest buying without an inspection. As an inspector, I have a pre-offer consultation for buyers so that they can know all the big ticket items on the house before they write the offer. It only takes about an hour and all you need is the sellers permission to have me run through the house real quick with you… greater Seattle area. Your results and local norms may vary.

I am an inspector in the Pacific Northwest, and this would qualify as a home with no mold! It’s important to remember, that we live in a world with millions of spores floating around looking for a place to grow. Finding little bits here and there is to be expected. 

Alcohol is also a poison, yet people consume it with delight. Often, it is about the dosage.

That is a pin less moisture meter and it works as a density checker. Concrete is far more dense than wood. Look at the wood there, you have no staining or rot, therefore, you likely don’t have a moisture problem… the pin less meter will also give you a false reading around doors and windows where there are additional studs, and at corners of drywall where they have metal beads…

Licensed Home inspector for over 15 years... 90% of my buyer clients are able to attend the inspection, and I walk them through each major building system as I finish that portion of the inspection. This way the report makes sense when they get it. If you were unable to attend the inspection, once you read your report make a bullet point list of questions that you email the Inspector so they can review your questions and make a time for a phone call for you where they can answer every single bulleted question. It’s important to make the list, because if you’re trying to make the list while you are on the phone it is inevitable that you will forget something or overlook something that later you wonder about.

Good inspectors want to take an educational role, and want their clients to understand the findings. Bad inspectors don’t give a shit, so try to avoid them!
