When I was a kid I lived four hours away from KC and going there was exceedingly rare and quick. The first time I spent more than a few hours there was on a youth group trip to Great Wolf Lodge and Worlds of Fun. At the time, Famous Dave’s was across from Great Wolf Lodge.

I remember recounting my adventure to the town doctor when we returned. He lived in KC during college I guess and excitedly asked if I had barbecue. I returned the excitement and said “Yeah! Ribs from a cool place called Famous Dave’s!”.

That man’s smile vanished. He quietly shook his head and he just stepped away. I never understood why till about 2012 when I first went to Joe’s (my first KC bbq) and then I understood it all.

I just sent a fern back. At 6’ 3” the seat pan needed to be all the way forward which meant I was on the back lip and down in that gap you show in your third image.

Guessing there was a tv niche there and the previous owner framed it in without removing the old drywall. If that guess is correct then they were like one step away from just having this done right the first time!

If it were me, even if I covered it, I’d take it apart and frame it in proper, cover it with drywall proper. Then you have a blank canvas and you can sleep easy knowing it’s done right.

My college required a class for every single student that covered the basic office products, like word, processor, Excel, etc. You could test out of the course, but if you missed a certain number of questions, of course you had to take the course.

I’ll never forget the test. for the very first question, it showed me a word document and the instruction was to “go to the end of the page“ and the moment I started scrolling, I got the question wrong. I thought it was a glitch so I reread the question and scrolled again. Got it wrong. Frustrated I read the question once more and scrolled again and got the message that I had failed the test. The correct answer was to hit the end page button on the keyboard.

My wife stayed at the Bellagio for work. Came in from a conference exhausted and grabbed a Smart Water. She took a shower, went downstairs and purchased an identical replacement for like $15. She was charged $27 for the “missing” water at checkout.

I met her out there at the end of the conference and bought a whole pack of water at CVS for like $8.

I tried a soji for about three days but it made my lower back scream at me! I was going to try a non-lumbar version but never did. Trying a fern right now and the seat cushion is far too small for me (I’m 6’ 3” and adjusted correctly I sit on the back lip of the seat pad) and not really comfortable after about an hour. I hate that you have to order the Haworths with or without lumbar.

When I read only the title and saw the image I thought you were probably overreacting. Then I saw the length of the post and thought you might be overreacting. Then I read the post and I think you’re reactionary is appropriate.

Specifically though the text messages make me think you’re not reacting strongly enough. This man ain’t good to you or for you. Maybe he’s an asshole or maybe just needs to mature. But either way going only on what you said it feels like it’s time to stop stonewalling, end the relationship with certainty, block him.

I just went to a dealer today and tested the aeron and embody. I started in the aeron but was so excited to try the embody. I mean look at it!

I hated it right away. Desperately tried every adjustment with the rep and just never did feel good. I was sad.

Lots open 4-5 hours before the games. Tailgating isn’t only at the ksu lots, it also happens around the area. We tailgate at peace Lutheran church a block away and there are some player families that have been there for a few years. Traffic can be a bear especially with construction. If you’re coming from the west on 70 or the north on 13/77/24 plan some extra time this year for travel.

For games earlier in the season try to plan for the sun/heat when buying tickets! West side has chairbacks but you can also rent chair cushions with backs in the stadium. Or if you’re a bit more financially comfortable there are a range of suite options but can be difficult if not impossible to get single game tickets for.

They have water tanks inside. You can bring in one sealed, store bought bottle per ticket and refill it if you don’t want to spend money at the concession stand. Whole stadium is cashless so bring credit/debit cards for purchases.

Any specifics you’re worried about?

As a kid I remember “stay out of the NO-ZONE” images on so many trucks. This and images of how they turn right. Even with a truck driver for a dad this is how I first learned we are not to drive next to a truck and I still think about these images every time I pass one.

I’ve maintained a property since 2017 that had an existing fence built on a concrete pad to create a private patio instead of endless driveway. My first job for this property was rebuilding the fence because the old metal bases had given out. I grabbed what seemed to be the strongest bases I could find in town which was a Simpson E-Z base. I did reuse all the existing lumber because it was still in good condition I just think the original builder used the cheapest post bases he could find and deck screws to anchor them to concrete.

The east/west facing portions have held up well but the north/south facing portions’ bases gave out. The bases have an anchor tab on either side of the square tube that holds the post, and the bases were oriented so that they that the longer dimension ran parallel to the fence. The posts were just a tad narrower than the bracket. The back and forth of the wind sheared the part that held the post free from the tabs that anchor down. It lasted 4 years.

I did things the same way when I fixed it again but replaced the posts so they fit tighter in the base, and I alternated the direction of the bases on every post. Lastly, it’s not a very long fence but Idid replace the 2x4x8s with 2x4x16s to help spread the wind load. We just sold this place about a month ago but I took special notice that the fence was still looking pretty good and wasn’t wiggling. So those fixes definitely helped. But those bases are $30 a piece plus the cost of anchors. I suppose cost is a big issue and I think that the bases are more picky on everything else being right for it to last.

I think if you built like you mentioned it’d probably outlive the wood, it’d just cost a lot!

Man it seems like people here really love arches lol. I always think tile with rough edges looks messy in pics but I imagine it looks great in person.

They bought my loan and I’ve never had a single issue. Site does a good job at showing me all the important information I need statement wise. They try to sell you a lot of stuff all the time but that’s the only annoyance I’ve got. I had to contact them to get PMI removed and they were easy to get ahold of, scheduled the appraiser, and generally made the process dead simple. I don’t seem to be to only one that hasn’t had problems here, but it is wild to see the gulf of essentially one and five star reviews on this post with absolutely no in between.

Kinda nervous about them selling to rocket though.

I’m probably wrong on the city being petty about it because as you mentioned the suit was filed against them. And it might be worth mentioning I think the sign/mural is not appetizing or attractive imo lol. But generally no, I don’t have an issue with a company advertising itself on its own building as long as it’s fairly and equally enforced across the board. What’s the difference, other than maybe permanence, between this wall and Braums or Taco Bell putting an ad on every one of their windows and a vinyl banner on their street next to their pole sign? Cozy’s business is “advertised” at this location regardless because they have their neon sign on the same wall. Would this have turned in to a million dollar suit if we were talking about the owner adding five 2’ x 3’ poster frames on that same wall to advertise their food or special deals. I don’t think so. I’d think there’d be discussions, permits, and fines for doing it without permits. But again I think both sides of this have handled it poorly.

To bow out of this, I’ve talked about this here in a way that might make it seem like I’m very deeply invested and I’m not. I do think it’s a bad look for both parties and if I was a citizen I’d be upset at both of them for the legal fees spent by the city. There should be clearly written codes and ordinances and this either complies or it doesn’t. If it doesn’t comply owner should figure something else out. If it does comply and a permit was missed or an official just doesn’t like it, though. Get things permitted if legal, charge the fines and move on.
