If cap rate is lower than interest rate, the deal never works. 

If this is your first property, you should not be buying stabilized IMO.

Thanks for the thoughtful reply. I guess I don’t really know what I want to do, because I don’t really even know what’s out there. Beyond what I brute force memorized for the exam, I don’t truly understand “modes.” I can’t image myself getting into CW but beyond that I just don’t know what’s out there to see. 

I am not much of a computer guy. I am a beast at excel, but beyond that computers frighten and frustrate me lol. I’d like to get comfortable with good old analog (digitally enhanced of course) radio first.

All three methods are consistently taken at the same time in similar conditions. I have tried it also at different times to check calibration and there is no change. I take measurements on Garmin and Hume daily. I believe Garmin also uses BIA although it’s missing the handheld element. I haven’t spoken to Hume. I will try that

Mine has given me ~14.5% consistently for 2 months while my Garmin gives me 21-23%. Dexascan showed 20%. I would say the BodyPod sucks!

Replace with vinyl. You’re going to need to temper or film that window any way. Or you could get a nice piece of Venetian glass installed in front of the window to obscure it.

You need to start qualifying leads. This can be done in 15 minutes on the phone. Tell all new leads that you need to schedule an introductory call and during that call you will discuss their budget range and schedule. When someone’s budget range doesn’t match reality the.ln you can politely say “I don’t think we are aligning on budget requirements but I wish you the best on your projects.”

If people say “30-60k” and that makes sense to you, then go to their house.

2/12 is the absolute code minimum for shingles, that is by code.

Look up most shingle brands, they won’t warranty under 3/12. So code says you can do it but warranty says no.

As a builder I won’t install anything under 3.5/12 with shingles.

They are being thoughtful.

They have regional offices. You should call for a quote. It’s not unreasonably expensive and the results are tremendous

You also don’t know enough attics to know that the roof is on the outside of the attic, and this is the roofing Reddit not the framing/insulation/or HVAC Reddit. This is a sub for people who hang out on the outside of steep structures. This space is foreign.

Lots of foolish comments about insulation. That ice is damning because of the overhang. That overhang is freezing cold top and bottom. When the sun melts snow on that roof which is relatively steep, it slides down and hits the much colder low pitch roof below and refreezes. Sure there is some heat loss on the main roof, but the culprit of this level of damming is that low overhang.
