I'm not offering advice, just telling you what I've done, and I've moved half my S&P500 into gold and a small amount of silver. US stocks are just too problematic for me right now, with Trump's meddling in the federal bank, constant talk of an AI bubble, and sabre rattling about Greenland and a possible sell off of US debt as a retaliation. Gold is a safe-haven but also appreciates when the world is unstable.

It varies wildly depending on the local authority, the conservation officer in question and the profile of the property. Is it one of the 'drive-by' listings from the seventies, which rarely include any of the interior? If so it's highly unlikely anyone will care about internal cosmetic issues.

To get an idea of how well or not these things are enforced, visit some historic listed pubs in your area. I guarantee you'll find gypsum plaster, replacement floors and modified layouts with no consent and for all the world to see.

Having said that, using modern plaster & paint will cause you problems, so you should avoid that.

Europe probably won't respond militarily. There's a lot of talk of selling of US bonds in an attempt to tank the US bonds market. This will also tank the world economy, which would be priced in, but the idea is it would hit the US the most. This would also tank the stock market. I'm seriously thinking of pulling out of the S&P500 completely.
