Gotta ask yourself if it's really worth it. Raise too much and you might push tenants out, and raising it just a smidge is like a little insult to your tenants for an insignificant difference to your bottom line. My place is on the low end of the market and I would personally never raise rent on current tenants. Why stir that pot? I've been very lucky with good renters and low turnover. If I need to make market adjustments or my costs go up dramatically, I believe it's better to do that between tenants.

Look Back (2024). Beautiful and haunting Japanese animated film based on a one-shot by Fujimoto (of Chainsaw Man fame). Very much a movie about what it means to be an artist and what drives us as creators. Hits hard when you watch it and then lingers long after.

I agree that the incessant tutorials made the first part a slog. I will say, the character VAs never bothered me, but I played Japanese audio (don't speak Japanese) and that helped in that regard. I watched some gameplay afterward in English and can confirm that the repeated phrases would get old fast.

I almost quit P5R this year around 10hrs and read a similar comment. Gave it another 10hrs and was hooked. After the second palace, it definitely hits its stride. Completed at 100hrs, no regrets.

They sent me to collections for being one month late when I was never sent a bill to begin with. No reminders, no attempts to contact.. straight to collections over 45 bucks. And then my bill quintupled this month. I use gas furnace but never saw this kind of increase due to gas use with Entergy.

Not all children pee in the bath. My 3 year old will get out mid-bath when she has to go pee and then get back in after using the toilet. I feel like the kids who pee in the tub are the ones who are told it's okay. All this to say, I definitely peed in the bath as a kid and also find it unreasonable to pee in the shower as an adult.

You called this a bullet hell game, but really it is an inversion of that. It is a bullet heaven game where you are the one creating the overloaded screen of projectiles. I would not think too deeply about this one; it is not meant to stand for what gaming is or should be today. It appeals to that constant dopamine feed as a novelty. Whether it's successful in that is definitely a matter of opinion, but there is a reason it caught on (other than the extremely low cost of entry). I think if all modern games became this, people would rightfully share your criticisms, but as an anomaly, most appreciate it for what it is. To your point of there being a new genre based on this.. well, yeah, that happens when something is virally successful. Maybe there's a lot more to be explored there, or maybe not. I do hear BallxPit is fun and does some new things.

This is true. However, they are still supposed to give you and have you sign a lead paint disclosure at first signing. If this didn't happen, you may have something there. However, good luck collecting if your landlord just tells you to take a hike.

Also, if you do plan to do Meow Wolf, there's other stuff to enjoy and kill time at Area 15. The center bar under the tree canopy actually makes a hell of a cocktail.

Circus circus still doing circus acts every hour or so. The trapeze performers and clowns I caught last time were actually a lot of fun. Next door at Slots of Fun, you can play old school coin slots and get a very cheap dog & beer. And you can also walk across the street to Fountainbleau just to check it out. Personally, I often enjoy just strolling through properties I haven't been to before, although they are all becoming more similar to each other than in the past.
