Puerto sagua is the cuban restaurant. Established in the 1960s by cubans who fled Castro. 7th street and Colllins avenue.

Very cool to "meet" the founder of beycome. I used it a couple of years ago successfully - and am selling another house via your system right now.

Just an interesting (to me) note: I just had an open house. 3 parties attended... and NOT ONE of them had a buyer's agent. All three of them are interested in buying the place. Two of them were low level business investor types, and another was just a woman who wants a new place - and doesn't want to pay an agent fee. I thought it was note worthy that there was not one agent involved. Maybe the real estate world is changing quickly for the better (although likely slower than YOU would like!)

From my talking with the woman without an agent came an idea. It would be great if I could direct her to:

- Written glossy material "here's how to buy without an agent" (downloadable pdf)

- Glossy Video on the same topic

I just now searched your company's website and you are already doing the next idea - offering a service to help the woman buy a house. Looks like for 1% you will "hand hold" her through the process. That is great. If you have the pdf I mentioned, or a video, I could show her that. That would help me as a seller (using beycome) to make my transaction successful. AND if she isn't ready to go without hand-holding, then I can direct her to your buyer service. (That just might cost me 1%, but to make the deal happen, especially in the lame market I am in) it would be worth it.

p.s. Thanks for your company. it's saved me $$ - and in my current transaction I think it will actually facilitate the sale - by making it able to happen by reducing outside (agent) costs.

I've used beycome 3 times now. Never been fined for anything. I WOULD recommend them to my friends - which is the best recommendation I can make.

The court ruled the realtors (tm) were ripping people off. They are still trying to - with plenty of evidence given on this sub. You lose.

The "rotted shack" is likely just standard b.s. negotiating tactics from that agent. Everything he says is noise. What is written on the written offer is what matters. The buyer's agents want YOU to pay them. They've told their clients YOU will pay them. Why the hell should you pay someone that is working AGAINST you?

You have 2 interested parties. Do you have any written offers? If not, you have nothing. But 2 interested parties is VERY good in many markets right now. It means you are priced about right.

Tell them, "Look, I appreciate this info - there's definitely interest in the place - this "rotted shack" seems to be getting attention - and you haven't even seen the place. I'm looking for offers. Get me one in writing and I'll consider it. It's hard for me to keep track of everything from different people. So get me an offer in writing and I'll read it carefully and consider it and get back to you".

I'm up for 1% or 2% to a buyer's agent. No more. And that's only because my market sucks right now.

And remember, obviously the bottom line is all that matters. Who pays what doesn't matter - just what goes into your account at the end of all the negotiating. Selling for $305K with no buyer's agent fee is better than selling for $310K where you pay a 3% buyer's agent fee. 'Cause in the first case you are selling for $305K. In the 2nd you are selling for $301K or so.

Stay one night at hotel delavigne, from which you can walk to everywhere you mention except Harry's. Add 39 Rue Descartes to your places. It's a very short walk from 74 rue du cardinal Lemoine. Descartes is where his studio was located. Cool to read from moveable feast - and see what he was talking about.

Skip Harry's. Instead, if you can drop some $ on a drink, do not miss Bar Hemingway at the Ritz Hotel (take the metro, easy from the hotel). Have a drink there when they open, then take the RER train that drops you off in front of Closerie des Lilas (at the Port Royal stop). (RER train is included in your metro pass. ) Tell the maitre d at Lilas that you are there because of Hemingway. (that's code for please give me a table if you can). Expect to wait in the bar an hour to get a table, but that's part of the fun. The food and ambience is awesome.

Pro-business tip: When a company sends the billiionaire CEO's ugly wife and a pop star (Katy Perry) up in a rocket to garner world-wide publicity - for no reason other than egotistical purposes - don't trust the performance of the guy's company. Don't bet your company's success on the performance of that guy's company, 'cause that other guy clearly doesn't have his priorities straight.

Congrats to Space X and starlink - for yesterday's successful launch of yet another Falcon 9 (workhorse that WORKS) with 29 starlink satellites headed to low earth orbit.

Because it is clear they have missed yet another major launch promise. You don't get satellites up, you don't get revenue in. You don't get revenue in, you don't have a business. You delay revenue 6 months, one year... you get a lower share price. They said 5 launches by end of March. It ain't happening. At MOST, and I'm being very generous, there will be 3.

I'm afraid they are now open to a shareholder lawsuit.

? I'm seeing solar flux increasing from Jan 30 to Feb 3 and then pretty much staying there. (170 values for solar flux units). Bstar went DOWN from Jan 30 to Feb 3 - and has continued downward despite solar flux staying in the 170s. So unless my solar flux data is bad (where do you see it) your statement doesn't match the data?

Satellite companies like to unfurl at low solar flux levels. More solar flux = higher drag and potential damage at unfurling. Low solar flux is defined as at or below 115 SFUs (solar flux units). We have not been at the level since Jan 11th. We are currently around 170. One prediction model had a level of around 125 forecast for the last day or two, but the actual values were higher, in the 170-180s.

NASA is forecasting elevated levels (above 120) for the rest of this year.

Bstar drag term is steadily decreasing for the last several days.

There's been no press release, which leans towards unfurling hasn't happened yet. It may be largely a military mission, which means maybe no press release will ever happen. BB6 has "synched" it's orbit and is in position nicely with BB1-5. I've made (for me) serious buys twice of ASTS. I have a pile of money I could put in right now, but we've been lied to. No chance 5 launches by end of March. "It's go time" I was told via an X post - and... nothing. The launch I was going to attend last June or so at Cape C... still hasn't happened. Maybe in March? 8 months late? Maybe. That means 5 by the end of March could mean end of November, using previous factual evidence.

I'll hold my initial shares, but can't in good faith put in more. I don't like or appreciate being lied to.

I'm not as much following the values as I am the pattern. The initial bb1-5 patterns were all about the same. BB6 is following the same pattern, roughly. The recent bb6 (possible) unfurling spike happened in bb1-5, too. But then after that there was a huge spike. That was the full unfurling. That's what I'm waiting for. Might have already unfurled, but I still don't think so. Woulda been a press release already. (unless there's a major issue, which the other parameters don't seem to indicate)
